New Landlord Database: Good intentions, but will it actually work?

The new landlord database is moving closer, with the Government confirming plans for its roll-out as part of the next phase of rental reform.

The principle is straightforward: improve standards, identify non-compliance and give authorities better information about landlords and rental properties.

However, the NRLA has raised an important concern — the database needs to be more than simply a national list of landlords.

There are questions around duplication with existing licensing schemes, additional costs and administration for already compliant landlords, data protection, and whether the system will actually help authorities target those who fail to meet their legal responsibilities.

For responsible landlords, the message is clear: compliance is becoming increasingly important — and increasingly visible.

This weekend our Director, Allan, is taking on the Great North Run!

He might not have done quite as much training as he probably should have, but he’s still determined to get out there, give it his best and (hopefully!) make it across that finish line.

More importantly, he’s doing it to raise money for a great cause.

Our Director is doing the Great North Run.

Has he trained? No.

Is he worried? Also no.

Does he still genuinely believe he’s getting round in an hour and a half? Of course he does.

At this point we’re not sure whether it’s confidence, delusion or he just doesn’t know how far 13.1 miles actually is.

Anyway, seeing as he’s committed himself to it, we’d quite like to make sure he raises a decent amount of money while he suffers.

Landlords – an important change is on the horizon.

The Government has confirmed that the new national landlord database will begin its phased roll-out from December 2026, bringing another significant change for the private rented sector.

The database will hold key information about landlords and their properties, with private landlords in England required to register. It forms part of the wider reforms aimed at improving standards, increasing transparency and giving tenants greater confidence in the sector.

There are still further details to come regarding exactly how registration will work and when individual landlords will need to take action.

🏡 Good property management goes beyond the front door.

We were recently contacted by the neighbour of one of the properties we manage, who had concerns about the condition of the roof and a broken TV aerial affecting their property.
