Landlords: this is going to affect more of you than you think.

Making Tax Digital is already here for some landlords, and the income threshold is dropping fast.

From April 2027: £30,000+
From April 2028: £20,000+

The Renters’ Rights Act reforms in May weren’t the end of the changes facing landlords.

The next phase is already getting closer.

The new Private Rented Sector Database is expected to begin rolling out from late 2026, creating a central record of landlords and privately rented properties.

Landlords will ultimately need to register themselves and their properties.
It might feel like there’s plenty of time, but late 2026 isn’t far away.
The landlords who prepare early will be in a much stronger position when registration begins.

Now is the time to understand what’s coming.

Selling a rental property isn’t something landlords can leave until the last minute anymore.

With Section 21 no longer available, landlords intending to sell will generally need to use Ground 1A to regain possession.

That comes with specific rules around when the ground can be used and the notice that must be given.
