When people think about mistakes in property, they usually think about buying the wrong house or overpaying for a deal.

Those things can happen.

But looking back, some of our biggest lessons were not really about properties at all. They were about people.

The wrong contractor can cost you more than the right contractor ever would have.

The wrong tenant can create months of unnecessary stress.

The wrong business relationship can turn a promising opportunity into a difficult situation.

Property is often presented as a numbers game, but after years in the industry, we have learned that people matter just as much as spreadsheets.

A good property with the wrong people around it can become a headache very quickly.

THE TRUTH ABOUT LANDLORDS
& THE UK HOUSING FAILURE

Every single year, the UK government promises tens of thousands of new homes… and every single year, they miss the target. Not by a little but by a mile.

Meanwhile, the one group that actually delivers housing at scale, YES, landlords, get hit again and again. We feel like we have a huge target on our backs!

Before anyone jumps on the “landlords are the problem” bandwagon, let’s get real! When something breaks in your home, who do you call?
Not the plumber.
Not the electrician.
Not the council.
You call the landlord, and he’s the one who pays for it. Gladly. Consistently. Quietly.

Landlords have been the backbone of UK housing supply for decades. They step in where government delivery fails.They provide homes in the areas of highest demand. They take the financial risk. They keep the system moving. They do ALL the work!

And what do they get in return?
Tax hikes
Section 24
VOA increases
The Renters Reform Bill
Zero meaningful relief or concessions
Every lever pulled, every policy introduced, every headline written, it all lands on the same group. The group that actually houses people.

It’s easy to blame landlords.
It’s harder to admit the truth: without landlords, the UK housing crisis would be far worse than it already is. If the government wants more homes, maybe they should stop punishing the people who are already providing them and they should start working towards hitting their targets, not the ones on our backs!

Most of the time it comes from small decisions made consistently over months and years.

What standards to accept...
When to be patient....when to act.
