Why We Rarely Buy the “Nicest” Property

People sometimes assume the best property deal is the nicest looking one.

Many times it is the opposite.

Usually the nicest properties already have strong competition, higher prices, and less room to improve things.

We often spend more time looking at properties where we can see potential after changes are made.

Not ugly for the sake of it. Just properties where better management, better setup, or better planning can completely change how the house performs.

Many good property decisions do not look exciting at the beginning.

We always say this when someone asks about investing in property.

It is not risk-free.

There can be delays. Unexpected costs. Things that do not go as planned.

Anyone who says it is always smooth is not telling the full story.

But when things are structured properly and managed carefully, risks can be reduced and handled better.

Sometimes people think an empty room is just “no rent for now”.

But it is more than that.

You still pay bills. Council tax if needed. Utilities. Time spent finding a new tenant. Cleaning. Sometimes fixing things again before someone new moves in.

And also, the longer a room stays empty, the more pressure it creates to fill it quickly, which can lead to bad decisions.

We learned that keeping good tenants is always better than replacing them.

Not only loud music or parties, but simple things. Doors closing, people cooking at different times, footsteps, daily routines.

We always try to think about this when setting up a house. Even small things like door stoppers or layout can help reduce noise.

We did not start property thinking about working with investors.

At the beginning, we were just trying to make things work ourselves, learning step by step, sometimes making mistakes, sometimes doing things right.

Question: What do you check before deciding on a property?

Before we take a property, we do not look only at numbers.

We look at how the house works..if the layout makes sense. What kind of tenants will live there...how much work is needed to make it right....

Some properties look good at first, but later you see they need much more work than expected.

Others do not look special, but with the right setup they work very well long-term.

This part is very important, even if people do not always see it.

Over time we understood that we work best with investors who think long-term.

Not people who want everything fast. Not people who want to push things too quickly.

Property needs time to settle. You need to set things properly, organise everything, and then let it run.

When someone understands this, everything becomes easier. Decisions are clearer AND there is less pressure.

It is not about being slow. It is about being realistic!

If you prefer steady progress instead of fast results, we will probably think in a similar way.
