How can a Land Survey Can Save Time and Money on Your Project?

Construction projects involve many moving parts, from design and planning through to construction and completion. One of the most effective ways to reduce risk during this process is to ensure that decisions are based on accurate site information from the beginning. Measured surveys provide the reliable data needed to support these decisions and can help prevent costly problems later in a project.

They help to prevent:
✔️ Design Errors
✔️ Construction Mistakes
✔️ Project Delays

💷 Investing in Accurate Information early can reduce risk and help ensure their projects progress smoothly from planning through to completion.

Cheshire Surveys are here to provide you with measured information to support better decision making from start to finish.

Are you buying land that does not have existing boundary features or it is the first time it is being registered with HM Land Registry?

PLEASE MAKE SURE YOU CHECK THAT WHAT YOU ARE BUYING OR SELLING IS ACTUALLY WHAT YOU ARE BUYING OR SELLING!

🆘 Need help with this? 🆘

A Land Surveyor can check that the area on the ground matches the sale plan & you can ensure you are buying what you think you are.

In the last couple of years we have worked for many clients who have been in this situation. We provide the due dilliigence before purchase or sale to check the title extents against reality to highlight any discrepancies or prepare a sale plan that meets HMLR requirements whilst provided a check survey of the land to provide the detail of what is being bought or sold. Unfortunately we have also had to help clients work out why something doesn't seem right and they suspectthey haven't quite got what they expected or the neighbour tells them they are on their land!

Why is a topographical survey is essential for construction set-out?

Accurate set-out starts with accurate data.
A topographical survey provides a precise, real-world record of existing ground levels, features, and site constraints — forming the control framework from which buildings, roads, and infrastructure are set out correctly.

Relying on assumed or low-resolution data increases the risk of errors, delays, and costly rework.

A detailed topographical survey ensures that design information aligns with site conditions before construction begins, giving contractors confidence that everything is positioned exactly where it should be.

🗺️ Ordnance Survey vs Topographical Surveys – the accuracy you need matters!

Ordnance Survey mapping is ideal for providing general context, but it’s not intended for detailed design or construction work.

A topographical survey is captured on-site using survey-grade equipment, delivering high-accuracy, real-world data you can confidently use for planning, design, and development.

If you’re at an early project stage and need clarity on what level of accuracy is required, we’re always happy to advise.

SERVICE SPOTLIGHT

What is a topographical survey?

It is accurate, scaled plan of a site’s landform that records the terrain, levels and the position of both natural and man‑made features. Each point on the survey is geo‑referenced to Ordnance Survey coordinates and sea‑level datum, providing a reliable baseline for design, planning and construction.

Topographical surveys are typically carried out at the start of a project because they help architects, engineers and planners understand site constraints, inform feasibility and support planning applications. The level of detail can be tailored to your needs and may include features such as elevations, boundaries, buildings, vegetation, utilities and surface details — all mapped to recognised industry standards.

It gives you a precise and consistent picture of your site so that design and construction decisions can be made with confidence
