Important update for tenants and private landlords in Tendring📢
Major changes to renting law are coming into force next month under the Renters’ Rights Act, with the first phase focused on giving renters more security and making responsibilities clearer for everyone.
From 1 May:
- ‘No‑fault’ evictions under Section 21 will end
- All renters will move to Assured Periodic Tenancies for greater stability
- Rent increases will be limited to once a year
- Tenants will have the right to request a pet where reasonable
- Upfront costs will be reduced, with a cap of one month’s rent
- Tenants will need to give two months’ notice to end a tenancy
Further changes will roll out in stages through to 2028, and landlords are encouraged to prepare early to avoid problems later on.
For tenants in Tendring, these early changes aim to make it easier to raise concerns and ensure issues like repairs, damp and mould are dealt with more quickly.
