If you’re house-hunting in Italy right now, here’s the shift worth knowing: international buyers are looking beyond the obvious hotspots. Think smaller towns, countryside, lesser-known lakes and villages close to — but not necessarily on — the coast.

• Italy’s average asking price reached around €2,031/m² in August 2026, up 3.6% year-on-year — but prices vary enormously by region.
• Nearly 70% of foreign-buyer demand is for homes below €250,000.
• 60%+ of international buyers want something renovated and ready to move into.
• The clever coastal play? 54.8% search within 10km of the sea, but only 19% insist on being within 1km. Translation: more space, less tourist pressure, often better value.
• Italy recorded 276 million overnight stays during summer 2026, while smaller towns and villages also saw tourism growth — the appetite for “real Italy” is very much alive.
