This is my favourite time of year for house hunting - gardens are waking up, rooms are full of light, and you can actually picture yourself living somewhere.

If you're thinking about buying, I'd love to help. No big agency stuff - just me, a decent coffee, and proper local knowledge.

Fancy a chat? The door's always open (and the biscuits are good).

This is a conversation I’m having more and more at the moment.

Not because people suddenly have loads more money but because the numbers are starting to shift, and people are questioning where their money is going each month.

With rents increasing and changes coming through legislation, more renters are asking whether buying might actually be within reach sooner than they thought.

For some, it is. For others, it just takes a bit of planning.

If you’re starting to think about it, I’m always happy to talk things through properly - no pressure, just clarity.

The One” rarely looks exactly like it did on your original list.

It’s usually something you didn’t expect - the way the light comes in, how the street feels, or that moment where you start picturing your life there without even realising it.

I’ve seen so many buyers talk themselves into (and out of) homes but the ones that go quickly are nearly always the ones that just *feel right*.

In Dorking and the surrounding villages, it’s not always the biggest or most polished homes that sell first - it’s the ones people connect with.

Have you had that feeling yet?

If you are considering buying or selling this spring, the current market conditions are worth understanding.

For buyers, the increase in available properties means there is more choice than we have seen for some time. This allows for a more measured approach, with greater opportunity to compare and make informed decisions. However, affordability remains a key factor, so being well prepared is essential when the right property becomes available.

For sellers, demand is still present, and spring continues to be a strong time to come to market. That said, with more properties available, competition has increased. This makes accurate pricing and strong presentation more important than ever in achieving the best possible result.

Across both sides of the market, those who are well prepared and realistically positioned are seeing the strongest outcomes.

Moving with children brings a completely different set of priorities.

It’s not just about the house itself - it’s schools, routines, storage (more than you think), and how the space will actually *work* day to day.

I always say: walk the school run, check things properly, and think beyond the first impression of the property.

The right family home isn’t always the biggest one - it’s the one that fits your life.

If you’re starting to think about your next move as a family, I’m always happy to talk it through.

Buying your first home is a huge milestone, and it can feel overwhelming at times.

There’s so much advice out there, but these are the things I come back to with every first-time buyer I work with: get clear on your budget early, allow for the costs people don’t always talk about, and take your time when viewing.

That second viewing? It often changes everything.

It’s not just about finding a property - it’s about feeling confident in the decision you’re making.

Save this for when you need it.

I see these three mistakes all the time and they’re often the reason good buyers miss out.

Waiting for “perfect” usually means missing out on homes that were actually a great fit. Underestimating timelines can leave you rushing decisions. And not communicating properly with your agent? That’s where opportunities slip through.

The buyers who succeed aren’t always the highest bidders - they’re the most prepared.

A bit of clarity and the right advice at the right time makes all the difference.

Which one surprised you most?

London is under an hour away. The Surrey Hills are right on your doorstep. And the high street still feels like a proper high street.

I’ve lived and worked in Dorking for years now, and I still don’t take it for granted, whether that’s a quick coffee between viewings, a walk up Box Hill, or just bumping into familiar faces in town.

This isn’t just where I work, it’s home. And when I’m helping people move here, that genuinely means something.

This is exactly why I do what I do.

The spring property market is now well underway, and we are seeing a clear shift in overall conditions.

While activity has increased across both sales and lettings, the pace of the market feels notably more measured than in recent years. With more properties available, buyers are benefiting from greater choice, and pricing is becoming more balanced as a result.

This is creating a more stable environment overall. Buyers are taking a considered approach, sellers are facing increased competition, and the market is functioning without the urgency we have previously experienced.

For those planning a move, this type of market presents real opportunity but preparation remains key. Understanding where your property sits, or how best to position yourself as a buyer, can make a significant difference to the outcome.

If you would like a clearer view of how the current market applies to you, our latest blog provides a more detailed insight.
