The Renters’ Rights Act came into force on 1 May 2026, marking the biggest shift in the private rented sector in decades. The preparation period is over—the new rules are live right now.

You must provide all existing tenants with the official Renters’ Rights Act Information Sheet by 31 May 2026.

🔄 The End of Fixed Terms:
All tenancies are now rolling periodic tenancies. You can no longer include end dates in your agreements.

🚫 Section 21 is Gone:
"No-fault" evictions are abolished. Regaining possession now requires specific Section 8 grounds and typically a four-month notice period.

Blanket "no pets" policies are a thing of the past. You must now consider requests reasonably.
