The Renters’ Rights Act came into force on 1 May 2026, marking the biggest shift in the private rented sector in decades. The preparation period is over—the new rules are live right now.

The big question: Have you done what you need to do?

The transition is immediate, and there are urgent actions required before the end of this month?

📜 Issue the Information Sheet:
You must provide all existing tenants with the official Renters’ Rights Act Information Sheet by 31 May 2026.

🔄 The End of Fixed Terms:
All tenancies are now rolling periodic tenancies. You can no longer include end dates in your agreements.

🚫 Section 21 is Gone:
"No-fault" evictions are abolished. Regaining possession now requires specific Section 8 grounds and typically a four-month notice period.

🐾 Pet Requests:
Blanket "no pets" policies are a thing of the past. You must now consider requests reasonably.

📊 Don't forget Making Tax Digital (MTD):
While navigating new rental laws, the tax landscape has also shifted. As of 6 April 2026, MTD is mandatory for landlords with income over £50,000. This means digital record-keeping and quarterly updates to HMRC are now a legal requirement.
