You may have seen today’s headlines reporting that UK house prices have fallen annually for the first time in almost three years.

But, as is so often the case with the property market, the headline doesn’t tell the whole story – and national figures don’t necessarily reflect what’s happening here in our local market.

Figures reported by The Negotiator show average UK property values fell by just 0.4% year-on-year in August, but there are also some encouraging signs as we head into autumn.

Zoopla has reported a 7% annual increase in people searching for homes, suggesting buyers are beginning to re-engage with the market.

As Iain McKenzie, Chief Executive of The Guild of Property Professionals, commented:

“The early signs of an autumn recovery in buyer searches suggest there is still underlying demand in the market.”

And that certainly reflects what we’re seeing locally.

Throughout the summer, we continued to agree sales across Evesham and the surrounding villages. Now the school holidays are behind us, we’re entering a traditionally important period as buyers and sellers refocus on their moving plans.

The market has changed and buyers are more considered – but buyers are still there.

For sellers, getting the price, presentation and marketing right from the outset is more important than ever.

A national house price index can give you the bigger picture, but it can’t tell you what your home could achieve in today’s local market. That takes experience, knowledge of recent sales and an understanding of current buyer demand.
