Big smiles next to a board

And look, I get it

I’ll celebrate the good stuff too

But not every move goes perfectly

Recently, we had a situation where someone wanted to buy a home we were selling

They weren’t on the market yet, so we moved quickly

Valuation done
Strategy built
Photos sorted
Video done
Live within days

Honestly, we gave it a proper push

But it didn’t land

One enquiry in two weeks
No viewings
And the home they wanted ended up going to someone else

Not ideal

Not the result anyone wanted

But this is where I think estate agency needs to be more honest

Because when things don’t go to plan, you have two choices

Protect your ego

Or protect the client

We had the honest conversation

They weren’t happy with where things were

So we called it

No drama
No guilt trip
No locking them into a contract they didn’t want to be in

To be fair, I think holding someone hostage in a long agency contract when they’re clearly unhappy is ridiculous

A contract shouldn’t matter more than doing the right thing

That’s what we’re really about

Honest advice
A clear strategy
Proper support

And enough flexibility to put the client first

Even when it doesn’t make the neatest marketing story

Because once you were inside, especially in the garden, it felt like a detached home

That’s the power of social media

Rightmove catches active buyers

I did not expect my biggest takeaway from a property conference to start with “What’s for dinner?”

Phil M Jones was speaking about language and how small changes in wording can completely change the outcome of a conversation

He gave this simple example

Your partner walks in and asks, “What’s for dinner?”

Most of us panic a bit, start guessing, throw out a few random ideas and hope one lands

But instead, he said ask better questions:
“What did you have for lunch?”
“How hungry are you right now?”

Such a small shift

But suddenly you are not guessing
You are understanding

And honestly, that really hit home for me because estate agency is no different

People think this job is all about houses, valuations and negotiating deals

And yes, those things matter

But underneath all of that, it is really about people making big life decisions and not wanting to get them wrong

It is about understanding what really matters
What they are worried about
What they are hoping for
What the right move actually looks like for them

That was my biggest takeaway from the week

We might be a small local business, but we are part of the biggest real estate company in the world, learning from some of the best operators out there and bringing that knowledge back to the people we serve here

Being local should mean personal
