Five years ago I started a business at 23 with no estate agency experience and absolutely no idea whether it was going to work.

Last week we hit a milestone I’d been chasing pretty much ever since.

And, weirdly, it didn’t feel how I thought it would.

The number is brilliant. The financial difference it makes to the business is massive.

But hearing a client tell me she hadn’t experienced the same care, communication and attention anywhere else?

That meant more.

I’m becoming increasingly convinced that success isn’t really the numbers you hit.

It’s building something you’re proud to put your name to.

Anyway…

Apparently Jess says I’m supposed to celebrate now. 😂

Bit of a milestone for us last week...

Joe Wood Property Team officially capped with Keller Williams and our market centre.

It’s something I’ve been trying to achieve since I started the business nearly five years ago.

For context, once we’ve contributed £18,000 to the market centre, we cap for the year. Up until that point, we keep 63% of the commission we earn.

Now we keep 98%.

On a £5,000 fee, that’s nearly another £2,000 staying in the business every time we complete a property.

Which is absolutely massive for us.

I started this at 23 with no experience as an estate agent, no experience running a business and, to be fair, not much clue what I was doing.

I’m 28 now.

We’ve got a full-time employee.

We’ve built a business I’m genuinely proud of.

And we finally hit the cap.

That’s pretty fu***ng awesome.

The funny thing is, I didn’t really celebrate it.

Jess actually had to tell me that we should.

My brain immediately went:

“Right... how do we do this in four months next year instead of nine?”

Probably something I need to work on.

But then I spoke to Tracy, one of our clients, and that conversation made the whole thing feel a bit more meaningful.

We’ve sold her home and she’s now looking for her next one, so she’s dealing with loads of different estate agents.

She told me it’s only through doing that that she’s realised how different the level of service we give actually is.

The communication.

The care.

The attention to detail.

She said she hasn’t experienced anything that matches it locally.

Honestly, that gave me goosebumps.

Because maybe THAT is what I should actually be celebrating.

Not the £18,000.

Not the percentages.

Not even the extra money.

It’s the fact that over the last five years we’ve built something where people genuinely feel looked after.

I absolutely love what I do.

I love marketing homes.

I love helping people move.

I love handing over keys to somewhere a family might spend the next 10, 20 or 30 years.

And I love hearing that the effort we put in actually makes a difference to people.

So I’m trying to stop for a minute and appreciate this one.

Five years in.

Still loads to improve.

Still plenty I want to achieve.

But bloody proud of what we’ve built.

And incredibly grateful to everyone who’s trusted us with their move along the way.

Buyers haven’t disappeared

Everyone keeps saying the market is quiet… but buyers in Suffolk are actually looking 23% more than they were this time last year.

They haven’t disappeared. They’ve just become much more selective about what they’ll actually buy.

That’s a very different market.

I’ve been thinking a lot recently about the kind of estate agent I actually want to be

And one thing has really stuck with me

A good estate agent knows what’s for sale

A great local agent knows what might be

I was on a Zoom call recently with some of the top-performing agents in Keller Williams, and Dom Marcel, the top KW agent in the UK, was talking about how he works with buyers

He said something really simple:

People come to estate agents because we have the buyers

So why not have more buyers looking for really specific homes?

And honestly, my immediate reaction was...

This is what I want to do

Because this is the bit of estate agency I find exciting

Not just putting a house online, marketing it well and waiting for someone to enquire

Actually joining the dots

Knowing someone is desperate for a certain type of house in a certain village

Knowing an owner nearby tried to sell a few years ago

Knowing someone else might be thinking about downsizing

And putting those people together

So I’m going to be doing a lot more of this

I’ll start looking beyond the homes already advertised

And if you’re thinking about selling but haven’t quite made the jump yet, there might already be someone out there waiting for a home exactly like yours

That’s the reputation I want to build locally
