Settlement cracks like this are a common issue we come across during snagging inspections. In this case, the crack is minor and doesn’t require major work. It simply needs to be filled, rubbed down and repainted.

Is your new build ready for a snagging inspection? 👀

During this inspection in London, it was clear that the property simply wasn’t ready for snagging yet.

Timing matters because a snagging inspection is most effective when the property is sufficiently complete for a thorough inspection. If key areas are still unfinished, it can be difficult to identify and properly assess everything that needs attention.

Having an inspection too early can mean missing defects that only become visible once finishing works are complete. But leave it until after you’ve moved in, and you could find yourself dealing with issues that could have been raised with the developer sooner.

The sweet spot is getting the timing right so the property is complete enough to inspect properly, but early enough for the developer to address any issues before completion or handover.

Not every crack is a major defect, but that doesn’t mean it should be ignored. 👀

During this inspection, we found a number of cracks around the property, including this one running from the fire alarm across the ceiling.

Whilst these aren’t considered major defects, they’re still something that should be brought to the developer’s attention and properly assessed.

This is exactly why a snagging inspection is so valuable. It’s about identifying the smaller issues too, documenting them clearly and giving you the confidence to ask the developer to put things right before they become bigger problems.

Ever noticed this white, powdery stuff appearing on brickwork and wondered, “What is that?” 👀

It’s called efflorescence.
It happens when moisture moves through the brickwork and brings naturally occurring salts to the surface. As the moisture evaporates, the salts are left behind, creating that familiar white deposit.

But here’s the important part 👇

In this case, seeing it below the damp proof course is actually a good sign. It shows that the damp proof course is doing its job and helping to prevent moisture from travelling further up the wall into the property. 🧱✅

It’s one of those things that can look alarming if you don’t know what you’re looking at!
