Come on Scotland!! 🏴󠁧󠁢󠁳󠁣󠁴󠁿

We’ve been really inspired by Craig Ferguson and his journey walking across America to raise money for SAMH so we’ve decided to get involved.

For every goal Scotland score at the World Cup, Allan Property will donate £50 to SAMH! Let’s get behind the boys and hope for the best. The entire country is behind our team, the energy is massive and they’ll do us all proud!

Started on this 3 bed in Hamilton today.

Next week the garden work and electrical work starts. Onto plaster after that then just putting it all back together. Not the worst property we’ve bought, it should come together quite quickly.

Excited to see this one done, it’s in a great location close to good schools and lots of amenities. We own a few in this area, they always do very well.

Still adding to our portfolio, happy to pay referral fees for property like this. Any size of refurb is fine for us.

Reintroduction post!!

It’s been a long time since we introduced ourselves so here’s a little refresher.

We are Ross and Angela Allan, and this little man in the middle is Finlay our soon to be 8 year old son. We are full time (to an extent) Property Investors. We focus on buying run down properties and restoring them to let out.

Background! Angela is an interior designer. Ross was in Advertising & Marketing. Finlay is a LEGO enthusiast and budding footballer 🤞🏻

Our property journey started way back in 2009 accidentally and started to really grow in 2017 when we bought some projects in Canada where we lived for 9 years. When we moved home to Scotland in 2019 we had also agreed to buy 2 houses to fix up and rent out.

It wasn’t until 2023 we decided to take this seriously and begin growing. Since then we went from 3 properties to 22 and counting. We are self funded and we have an incredible team of trades that help us turn the worst houses and flats into beautiful homes for people. We’ve renovated property in Canada, Scotland and England. We are now looking to scale more aggressively and add portfolios.

Happy to pay fees for deals and looking to network with anyone on a similar path to us.

Two bed in Baillieston completed! This house lay empty for over 5 years before we bought it. As you’ll see from the video it was in a bad way. Not a problem for us though.

This one needed almost everything, we rewired the full house and replaced the old wooden windows. The garden was a disaster so we just redone it instead of trying to save it. Fully plastered, upgraded heating system, new kitchen and bathroom then finished off with all new flooring throughout and decorated.

This went on the rental market on Wednesday this week, today it had a large group viewing and within an hour 5 applications to rent. Incredible result on this.

Start to finish this took us 11 weeks, including almost two weeks where nothing was done due to waiting on materials. Another one done, already working on another and looking to buy more.

The latest purchase - Fraser Crescent, Hamilton

This one took so long in legals we questioned many times if it was going to fall through, but glad to have finally got the keys to get in for a proper look. Overall it’s in better condition than most of our purchases but we were NOT expecting a full house of furniture to be left 😭 but the box of tinsel Christmas decorations made up for that slightly, beaut!

The plan is quite simple for this one really - empty the place, strip wallpaper, plaster what needs done, new kitchen, bathroom and flooring and then paint and we should be good to go. I’m sure there will be a couple of surprises along the way (there always is!) but nothing major looks bad so keeping fingers and toes crossed for smooth sailing 👍

What a transformation on this garden at our project in Baillieston. The before photos don’t even show how bad it really was but the afters certainly show what an effort the Solid Landscaping team put in.

This house lay empty for almost 6 years before we bought it. We’ve been working on it for 7 weeks now, bringing it back to be fit for purpose. Can’t wait to show the inside.

This square shape kitchen was a tricky one but as usual Angela Allan made it look easy and got it sorted out in jig time. Another great project tied off and looking amazing 🥰

A few small bits and bobs to finish off and that’s another 3 bed in Blantyre done and dusted. Another high spec home almost ready for the rental market.
