🔑 Start early: The best student HMOs go fast, especially in areas like Finnieston, Partick, Marchmont and Newington. Begin your search 2–3 months before you need to move.

📍 Know your neighbourhoods: Glasgow - West End, Finnieston, Dennistoun. Edinburgh - Marchmont, Bruntsfield, Newington. Each has its own vibe, transport links and price point.

📄 Check the HMO licence: Every HMO in Scotland must be licensed. Ask the landlord or agent for the licence number to make sure the property meets safety standards.

💡 Ask about bills: Some HMOs include utilities, others don’t. Clarify Wi‑Fi, council tax exemptions and energy costs before signing.

👀 View in person: Check the condition of bedrooms, shared spaces, heating and security.
