Want to be in your new home for Christmas?
It’s closer than it sounds.

A sale agreed around now gives you roughly 15 weeks, but surveys, searches, mortgages and chains can quickly eat into that time.

Leave it until half term and there’s far less room for delays.

And autumn buyers are serious buyers. The holidays are over, the children are back at school, and people are ready to move.

If Christmas in a new home is the goal, now is the time to start.

Asking prices fell 2% in August, the biggest August drop in eight years. That sounds dramatic.
But there’s something important missing from the headline.

An asking price is a starting point.
A sold price is what someone has actually agreed to pay.
And that distinction matters.

Across the market, the price per square foot of homes that have actually sold is at its highest level in seven years: around £340 and rising.

Meanwhile, the price per square foot of newly listed homes has been falling for months and is now around £381.

Those two numbers are moving closer together.
And one of them represents real money.

So buyers haven’t necessarily stopped paying.
They’ve become less willing to pay for optimism.

There are now around 767,000 homes for sale, the highest level seen for years. That means buyers have more choice. If a house feels overpriced, they don’t have to argue about it, they can simply move on to the next one.

When I first shared this video as a Coming Soon, I honestly didn’t expect it to get the reaction it did. It flew!

I still wonder what caught everyone’s attention. Was it that so many people in Glossop were waiting for a property like this? Was it the perfectly timed rainbow 🌈 as I crossed the market? Or perhaps those little glimpses of Glossop that make this place feel so special.
