Another property officially added to the Guaranteed Rent Company portfolio yesterday — but this one has a slightly different story behind it.

The owners are close friends of ours who are heading off travelling to Thailand 🇹🇭 and may even decide to settle out there longer term.

An empty property might not have a tenant causing problems…

But that certainly doesn’t mean it’s COSTING YOU NOTHING.

If you’re a landlord with a property sitting vacant while you’re deciding what to do with it, there are several costs worth considering:

A property that could achieve £1,500 per month but sits empty for three months has potentially missed out on £4,500 in gross rental income.

🏛️ COUNCIL TAX

Depending on the circumstances and local authority, you could still have council tax liabilities while the property is empty — and long-term empty homes can potentially attract increased charges.
