Has your property been on the market for longer than expected? It's time to change perspective then to create new interest. There's no point burying your head in the sand....
A βstale listingβ is a home that has been available for a prolonged period without securing an acceptable offer. Over time, buyers may start to wonder whether there is a problem: even when the property itself is perfectly sound.
A longer marketing period can also weaken your negotiating position. Buyers may assume you are under pressure and feel more confident making a lower offer.
Common contributing factors include:
β’ Pricing that no longer reflects current market conditions
β’ Presentation that doesnβt show the home at its best
β’ Positioning that isnβt reaching the right buyers
β’ Marketing that hasnβt been refreshed to create renewed interest
This isnβt about criticising anyone. Itβs about taking a fresh, honest look at the whole strategy.
My advice is to review the Home Report, pricing, presentation, photography, online listing and buyer feedback together. Small, well-chosen changes can help a property feel new to the market again.
