EXCHANGED 🏑

This wasn't a straightforward sale.

Before instructing me, this property had been on the market with another agent for 327 days without finding a buyer.

I launched the property on 4 September and the marketing generated:

πŸ‘€ 162,943 appearances in buyer searches
πŸ–±οΈ 9,990 property clicks
πŸ“ž 15 buyer enquiries
πŸšͺ 13 viewings

A sale was agreed on 9 December 2025, but unfortunately the buyer withdrew on 2 February 2026.

Rather than letting momentum disappear, we got straight back to work and agreed a new sale by 17 February 2026.

I'm delighted to say the property has now exchanged contracts, with completion due on 23 June, at a sale price of Β£800,000.

Property sales don't always go to plan. The key is having a strategy, maintaining momentum, and ensuring that when challenges arise, there's a plan to overcome them.

If your property has been on the market for months without success, or you've experienced a sale falling through, I'd be happy to show you what's possible with a fresh approach.

Is the Property Market Finally Finding Its Feet?

If you've been keeping an eye on the property market over the past year, you'll know it's been a mixed picture. Higher mortgage rates, changing affordability and uncertainty around the economy have made many homeowners wonder whether now is the right time to move.

The latest market trends suggest that confidence is beginning to return.

One of the clearest signs is that more buyers are committing to purchases. In recent months, the number of agreed sales has been growing faster than the number of new properties coming onto the market. In simple terms, buyers are becoming more active and more willing to make decisions.

Buyers Are Still Out There

Despite what some headlines may suggest, there are plenty of motivated buyers searching for homes.

The difference today is that buyers are more selective than they were during the post-pandemic boom. They are taking their time, comparing properties carefully and making sure they are getting value for money.

For sellers, this means there is still strong demand, but presentation, marketing and pricing matter more than ever.

The Biggest Mistake Sellers Are Making

The market is proving one thing very clearly: properties that are priced correctly are selling.

Properties that start too high are often sitting on the market for longer, attracting fewer viewings and eventually requiring price reductions. By the time a reduction is made, the property can already appear stale to buyers who have been monitoring the market.

A realistic asking price from day one often creates more interest, generates more viewings and can even encourage competition between buyers.

Local Knowledge Matters More Than National Headlines

National property news can be useful, but every local market behaves differently.

What is happening in central London is unlikely to reflect what is happening in Harlow, Church Langley, Old Harlow, Sawbridgeworth or Epping.

The most successful sellers are those who understand their local market conditions and price their home based on what buyers in their area are currently willing to pay.

What This Means If You're Thinking of Moving

If you're considering a move in the next six to twelve months, now is a good time to start planning.

Ask yourself:

What is my home realistically worth today?
What competition would I face from similar properties?
What improvements could make my home more attractive to buyers?
How quickly are similar homes selling locally?

Having these answers early allows you to make informed decisions and avoid surprises later.

My Advice

The market isn't booming, but it isn't struggling either.

It's becoming a market where well-presented, well-priced homes are attracting serious buyers and achieving successful sales.

If you're curious about what your property could be worth in today's market, or simply want an honest conversation about your options, I'm always happy to help.

Sometimes a 15-minute chat can give you a much clearer picture of where you stand and what your next move could look like.

Selling a home is about more than finding a buyer. It's about keeping everything moving, keeping you informed, and making sure nothing falls through the cracks.

If you're thinking of selling in Harlow or the surrounding areas and want a personal service with regular updates and proactive communication, I'd be happy to help.

WORLD CUP 2026 – MATCH PREVIEW

HAITI vs SCOTLAND

Saturday 13 June

UK Kick Off Time

2:00am (Sunday Morning)

Scotland begin their World Cup campaign against Haiti knowing that three points could be vital in what looks like a competitive Group C.

The Scots will be hoping to make a strong start and build confidence ahead of tougher tests against Brazil and Morocco later in the group stage.

Haiti may be one of the lesser-known teams at the tournament, but they have earned their place on football's biggest stage and will be determined to cause an upset.

What to Watch For

Scotland will look to control possession and use their experience to break down the Haitian defence.

Haiti are likely to play with plenty of energy and pace, looking to hit Scotland on the counter attack whenever opportunities arise.

With Brazil and Morocco also in Group C, neither side can afford to start the tournament with a defeat.

Head-to-Head

This will be the first meeting between Haiti and Scotland at a World Cup and only a rare meeting between the two nations.

Manager Watch

SΓ©bastien MignΓ© (Haiti)

The French coach has built a reputation working in international football across Africa and the Caribbean. While he has never managed in England, he brings plenty of international experience to Haiti's World Cup campaign.

Steve Clarke (Scotland)

A familiar face to British football fans. Clarke has managed West Bromwich Albion, Reading and Kilmarnock, while also serving as a coach at Chelsea during one of the club's most successful periods. He guided Scotland back to major tournaments after a long absence and remains one of the most respected coaches in British football.

Prediction

Scotland will start as favourites thanks to their greater experience at this level, but Haiti will be determined to make life difficult.

My Prediction:

Haiti 0-2 Scotland

WORLD CUP 2026 – MATCH PREVIEW

AUSTRALIA vs TURKEY

Sunday 14 June

UK Kick Off Time

5:00am

Group D gets underway as Australia take on Turkey in what could be a crucial match in the race for a place in the knockout stages.

Both nations will see this as a huge opportunity to start their World Cup campaign with three points before facing tougher tests later in the group.

Australia have become regular World Cup participants and are known for their hard work, organisation and never-say-die attitude. They reached the knockout stages in 2022 and will be hoping to go even further this time around.

Turkey return to the World Cup looking to recreate some of the magic from 2002 when they stunned the footballing world by finishing third. They possess plenty of talented players and will fancy their chances of progressing from Group D.

What to Watch For

Australia will look to stay compact, work hard out of possession and make the most of any opportunities in attack.

Turkey are likely to enjoy more of the ball and will look to use their technical quality to unlock the Australian defence.

With USA and Paraguay also in Group D, neither side will want to start the tournament with a defeat.

Head-to-Head

These two nations have met only a handful of times, making this an intriguing opening fixture for both teams.

Manager Watch

Tony Popovic (Australia)

A familiar name to many football fans in Australia, Popovic enjoyed a successful playing career before moving into management. As a player he spent several years with Crystal Palace, giving him a strong connection to English football.

Vincenzo Montella (Turkey)

The former Italian international striker has managed several top clubs in Italy, including AC Milan, Fiorentina and Sevilla in Spain. While he has never managed in England, he is well known across European football and has helped transform Turkey into a dangerous international side.

Prediction

This has all the ingredients of a close game, but Turkey's quality in the final third could prove the difference.

My Prediction:

Australia 1-2 Turkey

WORLD CUP 2026 – MATCH REPORT

CANADA 1-1 BOSNIA & HERZEGOVINA

Canada earned their first ever World Cup point after coming from behind to draw 1-1 with Bosnia & Herzegovina in Toronto.

The co-hosts made a positive start to the tournament but found themselves behind after 21 minutes. Jovo Lukic scored his first international goal, heading home after Sead Kolasinac flicked on a corner into the danger area.

Canada pushed hard for an equaliser and came close on several occasions. Former Arsenal defender Kolasinac produced a brilliant goal-line clearance early in the second half, diverting Richie Laryea's effort onto the crossbar.

The hosts continued to apply pressure and were denied again when Nikola Katic cleared Tani Oluwaseyi's header off the line.

With time running out, Canada finally got the goal their performance deserved.

Substitute Cyle Larin had only been on the pitch for a couple of minutes when he turned brilliantly inside the penalty area before firing past Nikola Vasilj, with a slight deflection helping the ball into the net.

The goal sparked huge celebrations inside the stadium and secured a historic result for Canada.

The draw means Canada have avoided defeat at the World Cup for the first time ever, having lost all three matches at the 1986 World Cup and all three matches at Qatar 2022.

It may not have been the perfect start for the hosts, but it was a point earned through persistence and determination.

WORLD CUP 2026 – MATCH REPORT

SOUTH KOREA 2-1 CZECH REPUBLIC

South Korea came from behind to secure a dramatic 2-1 victory over the Czech Republic and get their World Cup campaign off to the perfect start.

Despite dominating much of the match, it was the Czech Republic who struck first just before the hour mark. Captain Ladislav Krejci rose highest to head home from a long throw and give his side a surprise lead.

South Korea had created the better chances throughout the game, with captain Son Heung-min going close on several occasions, but they finally found a way back into the match eight minutes later.

Hwang In-beom showed great composure inside the penalty area, cleverly lifting the ball over goalkeeper Matej Kovar to level the scores at 1-1.

The Czech Republic thought they had regained the lead late on when Tomas Soucek headed home from a free-kick, but celebrations were cut short after the goal was ruled out for offside.

Just two minutes later, South Korea completed the comeback. Substitute Oh Hyeon-gyu was in the right place at the right time to tap home from Hwang's cross and make it 2-1.

The drama wasn't over there. Goalkeeper Kim Seung-gyu produced two excellent saves in the closing stages to deny Adam Hlozek and Michal Sadilek and preserve South Korea's lead.

The result means South Korea join Mexico on three points at the top of Group A after the opening round of matches.
