We’re growing! ❤️

I’m delighted to announce that Angie’s Properties has officially acquired another property in Newcastle upon Tyne.

Our newest house is ideally positioned for both business and leisure stays, with excellent access to Newcastle city centre, St James’ Park, major road links and workplaces across Newcastle and Gateshead. ⚽🏙️

Once its transformation is complete, the property will provide stylish, comfortable and fully equipped accommodation for:

There’s more than one way to grow a property business, and the right strategy depends on the property, the landlord and the numbers.

Some properties are purchased outright, giving the owner full control and the potential for long-term capital growth.

Others are taken on a rent-to-rent basis, where the operator rents the property from the landlord and then manages the accommodation business themselves. This can allow faster growth without the cost of buying, but the fixed rent still has to be paid whether the property is full or empty.

Then there are management agreements, where the landlord keeps the property and the operator manages the day-to-day running, guest communication, cleaning, maintenance coordination and overall performance in return for an agreed management fee or percentage. This can often mean less financial risk for the operator and less hassle for the landlord.

There are also joint ventures and partnership arrangements, where two parties bring different things to the table, perhaps the property, funding, experience or operations, and share the returns accordingly.

For me, the important thing is not simply acquiring as many properties as possible. It is choosing the right structure for each opportunity.

A property can look fantastic on paper, but if the rent, setup costs or operating costs are too high, it may not be the right deal.

Equally, a landlord who wants a more hands-off arrangement may be better suited to a management model than a traditional tenancy.

Different property. Different owner. Different strategy.

The aim is always the same: a well-managed property, a sustainable agreement and a setup that works for everyone involved.
