Ready to take ownership of your own property portfolio?

The Property Quarter is looking for an organised, proactive and personable Tenancy Manager to join our friendly and growing team in Hitchin.

You’ll manage your own portfolio of approximately 150 properties, acting as the main point of contact for landlords and tenants, overseeing tenancies from start to finish.

It’s a varied role where no two days are the same. You’ll solve problems, coordinate maintenance, advise landlords and tenants, manage renewals and check-outs, and ensure your portfolio remains compliant and well managed.

What You’ll Be Doing:
- Coordinating maintenance, repairs and contractors
- Responding to tenant queries and resolving tenancy matters
- Preparing and processing legal notices
- Ensuring compliance documentation is up to date
- Managing check-outs, deposits and disputes
- Keeping landlords and tenants informed
- Managing renewals, extensions and tenancy changes
- Maintaining accurate property and tenancy records
- Identifying opportunities for additional services
- Supporting the wider lettings and property management team

Who We’re Looking For:

You’ll be highly organised, detail-focused and a confident communicator, with the ability to manage multiple priorities and build positive relationships.

You’ll be proactive, comfortable taking ownership of problems through to resolution, and able to remain calm and professional when dealing with challenging situations.

Previous experience in lettings, property management or tenancy management would be an advantage.

Property values across Hitchin are showing a mixed picture.

Over the past three months, local property values have moved between -1.1% and +0.1%, with performance varying noticeably from one neighbourhood to the next.

And the wider market reinforces an important message for anyone thinking of selling: being realistic about price matters.

Rightmove has previously reported an August fall of 1.9% in the average asking price of newly marketed homes, the biggest August drop since 2018. More recent Rightmove market data has also shown the supply of homes for sale sitting close to a 12-year high for the time of year, giving buyers greater choice and creating more competition between sellers.

When buyers have plenty to choose from, an ambitious asking price can quickly work against you.

Properties that launch at a well-researched, realistic price are better placed to generate interest while the listing is fresh. Starting too high can mean missing those crucial early buyers, spending longer on the market and ultimately having to reduce the price anyway.
