A lot had happened since 2017……Brexit, a General Election and a Global Pandemic to name just a few and all of which created economic uncertainty.

Each year I’ve battled on and my client base has grown, sales have increased and my confidence in delivering the right results for my clients has developed.

DEAL COMPLETE - £300,000 refinance of a property in Ilkley that I assisted my client to acquire and renovate.

It’s taken just 4 months to complete the work and is now available as a Holiday Cottage in this popular tourist town.

Absolutely delighted for my client, Morwood Properties, who won Property Network ‘Deal of the Year’ for their Serviced Accommodation development in Selby.

I was involved with the acquisition, development and long-term refinance funding.

This property is now a great investment asset for Ben Eastwood who deserves so much credit for identifying the opportunity and delivering it to a high standard.

DEAL COMPLETION
Having assisted my client to purchase this property back in December 2020, we then raised additional funds to convert it into a stunning Serviced Accommodation and HMO facility in Selby.

Purchased for £450k and £220k spent on it.
The result, a property now generating circa £20k per month and it valued up at £1.2m.

Today we completed the refinance onto a long-term mortgage at 75% LTV (£900k) at 4.5% per annum 👍

DEAL COMPLETE - Just over £1.8m development finance facility sourced and drawn.
Purchase of a property on this York City centre street, which will thrive with the plans for the area.
The funding supports the acquisition of what exists, its demolition and then the build of 9 new apartments.
Worked with some great people on this project, particularly the client who I’ve really enjoyed getting to know.

** DEAL COMPLETE **

Delighted to have secured a Bridging Loan for my client to purchase this commercial property in Halifax.

£188,500 Gross facility (99% Loan to Purchase).
My client bought well and we were able to secure funding from a lender prepared to accept the valuation, rather than the purchase price.

Now onto obtaining planning permission to convert this to residential.

DEAL APPROVED - 2 in 2 days and delighted with this one.

My client purchased this property back in December 2020 and back then, I supported them with funding for both the acquisition and the renovation works that have taken place over the last 8 months.

Purchased for £450k
Circa £250k spent on it.

It now provides HMO and Serviced Accommodation with projected rents of circa £20k per month.

Based on strong rentals, the property has now been valued at £1.2m, making this a significant investment for the client.

Today's approval is a £900k long-term mortgage, not only giving the client enough to repay their development loan, but also helps to support their next purchase.

DEAL APPROVED - £750,000 Net Development Loan facility for a new client with planning permission pending on a Retail Scheme in Lincolnshire.

Good quality covenants confirmed and the client intends to retain the investment, so we'll seek a longer-term funding solution thereafter.

COMPLETION MONDAY - £196,000 facility sourced for a repeat client purchasing a property in Ilkley Town Centre, which will be converted into a Holiday Let in this popular tourist town.

Now onto the refurbishment funds required.

Another challenging year after everything we’ve all had to face as a society.

In financial terms, a record year for the business and the upward trend in performance continues.
I’m always looking to raise the bar though and will likely never be satisfied, but today, I might just enjoy what’s been achieved.
