A lot had happened since 2017……Brexit, a General Election and a Global Pandemic to name just a few and all of which created economic uncertainty.

Absolutely delighted for my client, Morwood Properties, who won Property Network ‘Deal of the Year’ for their Serviced Accommodation development in Selby.

I was involved with the acquisition, development and long-term refinance funding.

DEAL COMPLETION
Having assisted my client to purchase this property back in December 2020, we then raised additional funds to convert it into a stunning Serviced Accommodation and HMO facility in Selby.

Purchased for £450k and £220k spent on it.
The result, a property now generating circa £20k per month and it valued up at £1.2m.

Today we completed the refinance onto a long-term mortgage at 75% LTV (£900k) at 4.5% per annum 👍

Purchase of a property on this York City centre street, which will thrive with the plans for the area.
The funding supports the acquisition of what exists, its demolition and then the build of 9 new apartments.

Delighted to have secured a Bridging Loan for my client to purchase this commercial property in Halifax.

£188,500 Gross facility (99% Loan to Purchase).
My client bought well and we were able to secure funding from a lender prepared to accept the valuation, rather than the purchase price.

Now onto obtaining planning permission to convert this to residential.

My client purchased this property back in December 2020 and back then, I supported them with funding for both the acquisition and the renovation works that have taken place over the last 8 months.

Purchased for £450k
Circa £250k spent on it.

It now provides HMO and Serviced Accommodation with projected rents of circa £20k per month.

Based on strong rentals, the property has now been valued at £1.2m, making this a significant investment for the client.
