The Government has confirmed how the new national landlord registration service will roll out across England.

The West Midlands goes first on 15 December 2026. East Anglia is next: our window opens 15 January 2027, and every let property must be registered by 14 April 2027.

If you let in King’s Lynn, Swaffham, Wisbech or anywhere across Norfolk and the Fens, that’s your date.

What’s involved:

💷 £65 per property, per year, renewed annually
📄 Landlord and property details, plus gas safety, electrical safety and EPC information
🔢 A registration number on every advert — no number, no marketing
⚖️ Registration links to your ability to use certain possession grounds under the Renters’ Rights Act

A ten-property portfolio in King’s Lynn is £650 a year. Twenty is £1,300.

The legislation is before Parliament and still subject to approval, but the timetable is set. The landlords who’ll find January easy are the ones whose gas certificates, EICRs and EPCs are already in one place with the renewal dates known.
