The national landlord register opens on 15 December 2026, and the West Midlands is the first region in England called forward. Our deadline is 14 March 2027.
Most of the coverage has focused on the fee, which is £65 per property per year. That is not really the story. The part that matters is this. If a property is not registered, the courts cannot grant you a possession order. Arrears, a sale, a refurbishment, it makes no difference. Penalties start at £7,000 and reach £40,000 for false information or repeat breaches.
Registration asks for the address, rent, ownership type and occupancy, along with your current gas safety, EICR and EPC certificates, all declared in one place. You have 28 days to finish an entry once you start it, there is no bulk upload for portfolios, and agents are not allowed to register on your behalf.
We cannot press the button for you. Nobody can. What we can do is make sure everything the service asks for actually exists and is in date before the window opens.
