Not the most exciting part of property, but having good systems and staying organised makes a huge difference over time.

Property is ultimately a people business, and it’s amazing how often opportunities come from a conversation you’ve had months or even years ago.

Who has your spare key?

If a contractor needs access, an inspection is due, or something unexpected happens while you’re unavailable, having a trusted local contact can save a lot of stress.

Leasehold has been a sticking point for a lot of buyers and investors for years, mainly because of rising charges, ground rent, expensive lease extensions and lack of control over buildings.

Once leases become too short, flats can also become much harder to sell or mortgage.

Interesting to see continued pressure around ground rent reform and giving leaseholders more control.

Could make a big difference to confidence in flats long term if the proposed changes eventually go through properly.
