It’s a simple question, but one many landlords haven’t thought about.

Who has your spare key?

If a contractor needs access, an inspection is due, or something unexpected happens while you’re unavailable, having a trusted local contact can save a lot of stress.

Leasehold has been a sticking point for a lot of buyers and investors for years, mainly because of rising charges, ground rent, expensive lease extensions and lack of control over buildings.

Once leases become too short, flats can also become much harder to sell or mortgage.

Interesting to see continued pressure around ground rent reform and giving leaseholders more control.

Could make a big difference to confidence in flats long term if the proposed changes eventually go through properly.

Interesting to see how many older commercial and office buildings around Bradford city centre are now being looked at for residential conversion.

One building I discussed this week had apartment conversion plans approved over 10 years ago, but is now attracting renewed interest again due to surrounding regeneration and Bradford city centre’s increasing focus on residential living.

I’ve also recently met several people converting former office space into apartments in BD1.

Will be interesting to see how parts of the city centre evolve over the next few years.

Interesting meeting today with a landlord who has decided to sell due to the ongoing Renters’ Rights changes and increasing pressures around self-management.

Whether people agree with the reforms or not, conversations around smaller rental portfolios definitely feel different to even 12 months ago.

A lot of landlords seem to be reassessing the amount of time, admin and responsibility involved in managing property properly.

Over the last few years I’ve ended up helping landlords with all sorts of situations outside of standard management.

Covering while they’re away, dealing with unexpected issues, arranging access, contractor coordination, notices/admin, checking on properties when needed - sometimes landlords just need reliable support without handing everything over completely.
