🚨 Wakefield landlords – heads up! 🚨

Wakefield Council has announced they’ll be introducing Article 4 in parts of the district – and if you own an HMO, this is something you’ll want to stay ahead of.

For anyone not familiar, Article 4 removes your automatic right to convert a house into a small HMO (3–6 people). Once it’s in place, you’ll need planning permission, even for HMOs that would’ve previously been permitted under national rules.

📝 If you already have a licensed or established HMO, you can apply now for a Certificate of Lawful Use to lock in your property’s status before Article 4 takes effect.

- It’s quicker
- It’s easier
- And it could save you a major headache later if you decide to remortgage or sell

We’re currently supporting landlords with this in two ways:

Nobody likes uninvited guests—especially the ones with six legs! 🐜🐭 If you’ve noticed a few too many creepy crawlies around, here’s how to keep them out for good:

✅ Take the bins out regularly – Overflowing bins are like a buffet for pests! 🍽️
✅ Store food in sealed containers – No easy snacks = no reason to stick around! 🍞
✅ Wipe down surfaces & sweep up crumbs – A few leftover crumbs can attract a whole army of ants! 🧹
✅ Check for damp or leaks – Moist environments can encourage unwanted visitors. 🚰

🚨 Emergency alert 🚨

This little gem just landed in my inbox from one of our tenants — and honestly, it’s comedy gold.
(Also… Mark, we love you, but you really need a hobby.)

It’s these kinds of moments that make us smile — when tenants not only take care of their homes but feel comfortable enough to have a bit of banter with us too.

Managing shared houses means we’re in and out of properties a lot — chatting, fixing, bin-wrangling and boiler-taming — but we also build real relationships. And when there’s mutual respect and a shared sense of humour, everything runs that bit smoother. Even the fake floods.

When he’s not fixing pipes or servicing boilers, Danny enjoys a good challenge (he’s always up for the next big job) and can often be found perfecting his tea-making skills – because a plumber needs a good cuppa, right? ☕

When Amanda’s not scrubbing, dusting, or making everything sparkle, she’s cleaning alongside her daughters (family teamwork at its best!). And when it's time to unwind, you’ll find her enjoying some well-deserved downtime with a glass of something nice. 🍷

Whether it’s a quick tidy-up or a full-on deep clean, Amanda’s dedication and attention to detail make her an absolute gem in our team. We’re lucky to have her!
