🚩 Warning signs when having your home valued

Choosing an estate agent isn’t just about who gives you the highest valuation or charges the lowest fee. It’s about who has the right strategy to get you moving.

Here are a few things to watch out for:

🚩 An unusually high valuation with little evidence. A big figure sounds great, but can the agent back it up with comparable properties and recent sales?

🚩 They haven’t done their homework. Your agent should understand your local market, the competition and what makes your home special.

🚩 The conversation is all about their fee. A cheaper fee doesn’t necessarily mean more money in your pocket when you complete.

🚩 They promise a quick sale. Nobody can guarantee when your home will sell or what a buyer will pay.

🚩 They rush around your property. How can someone properly market your home if they haven’t taken the time to understand it?

🚩 You don’t know who will actually sell your home. Will the person valuing your property handle your viewings, negotiate your offers and guide you through to completion?

🚩 There’s no clear marketing strategy. Professional photography, floorplans, video and a proper launch plan should all be part of the conversation.
