It’s not always the obvious things.

Local cafés, parks and amenities nearby.

In Wandsworth, Earlsfield, and Tooting, buyers are often choosing between properties that can look fairly similar online. That means the way a home is positioned really matters.

Sometimes the best selling point isn’t the biggest room or the newest kitchen.

I was recently contacted by Kieran, the founder of Brickview.ai, who is also based locally in Earlsfield.

Is the market moving?

Yes — but it’s not moving evenly.

The market isn’t dead, but it is demanding.

Locally, I’m seeing a clear split. Some properties are still getting good viewing numbers and sensible offers, while others are sitting for weeks with very little activity.

The difference usually comes down to price, presentation, competition and how well the property is launched.

Flats in particular need careful positioning at the moment. Buyers have more choice, so they are comparing everything — service charge, condition, lease length, outside space, transport links and how long something has already been online.

Houses and more unique homes are generally holding up better, but even then, buyers are still being cautious and value-focused.

So yes, the market is moving — but it’s not a market for guesswork.

If you’re thinking of selling, even if it’s not immediate, the best thing you can do is get a realistic read on the market before making any decisions.

Sometimes the answer is “yes, now is a good time”.

Sometimes the honest answer is “not yet” or “only at the right price”.

Either way, I’d rather give you advice you can actually use than tell you what you want to hear just to win the instruction.

I’ve based this on what I’m seeing locally, alongside the wider market picture. The key thing is understanding what the headlines actually mean for your specific property — because every area, price point and property type is behaving differently.
