We’ve all been there right?

Most people get this wrong.

When a client tells you they’ve decided to go with another company, don’t disappear and don’t just reply with:
“Thanks for the update.”
Instead, leave the door open.

Thank them for considering you, wish them the best with their search, and let them know you’re happy to help if anything changes down the line.

You’d be surprised how many clients come back weeks or months later after the other option didn’t work out.
Not every enquiry becomes a client today — but how you handle the conversation can determine whether they become a client in the future.

10 things I’d NEVER do to my home after working in property for 12 years…

1. I’m not ignoring damp, mould or cracks hoping they’ll magically disappear.
2. I’m not buying a property just because the kitchen looks nice.
3. I’m not skipping a survey to save money.
4. I’m not overlooking storage space — you always notice it later.
5. I’m not assuming a new-build means there won’t be issues.
6. I’m not forgetting to check the area at night as well as during the day.
7. I’m not underestimating the importance of natural light.
8. I’m not rushing into renovation works without multiple quotes.
9. I’m not ignoring service charges or monthly running costs.
10. I’m not choosing a property that doesn’t actually suit my lifestyle day to day.

After 12 years in property, I’ve learnt that the small details usually become the big things later on.

Finding a home as a couple isn’t always straightforward.

Sometimes one person wants modern living.
The other wants character and charm.

One prioritises convenience.
The other wants feeling and atmosphere.

And honestly, that’s completely normal.

A big part of my role isn’t just finding properties — it’s helping people gain clarity throughout the process and making sure the home works for both people long term.

Sometimes having a neutral third person in the middle helps take the pressure out of decision making and brings the whole search back into perspective.

In the end, we found a place that felt right for both of them.
