Six months into 2026 and the reality is that the UK property market, particularly at the top end, continues to face very real challenges

Transaction volumes remain subdued, confidence is fragile and many sellers are still coming to terms with a market that looks very different to the one we experienced a few years ago. There are no prizes for pretending otherwise

As someone who has spent more than two decades in this market and advised on almost £6 billion worth of real estate transactions, I think it is important to call it exactly as it is

The market is tough

However, tough and opportunity are not mutually exclusive

Over the last few days I have been reading the latest research from the residential research teams at Savills and Knight Frank. Both are forecasting positive growth over the coming years, with Savills predicting approximately 18% growth across the Home Counties over the next five years

Neither report is forecasting a boom. What they do highlight is that current pricing, combined with long term demand, creates a compelling case for UK residential property

Personally, I agree

I believe London represents exceptional value on a global basis. I believe prime and super prime property across the Home Counties offers some of the best buying opportunities I have seen in years. There are houses available today that, in a stronger market, would command significantly more money

Real Estate is at the very heart of what we do at The Private Office and it always will be

Markets move in cycles. They always have and they always will. The best acquisitions are rarely made when confidence is at its highest. They are made when others hesitate

For buyers with a long term view, patient capital and the ability to act decisively, I genuinely believe now is the time to be buying

January 2026…

A record breaking month where we exceeded our targets across the group in all but one metric. Our billings were 100% higher than forecast and we’ve experienced an unexpected level of new buyer demand in our Real Estate business which has been incredibly encouraging as we move into the year

Over my next few posts I will tell you a little bit about what we have experienced so far…

Real Estate:

Real Estate is the core of our business. It always will be. It’s where all of my time, effort, energy and passion goes. We are and always will be a boutique estate agency with a very clear goal, to exceed our clients’ expectations at every possible moment. This is the foundation The Private Office is built on and it will never change

This month alone we have shown almost £500m of property to our clients across our selling and acquisition business. That level of activity tells a story in itself. Buyers are viewing with intent, asking better questions and committing time and energy to their searches in a way we haven’t seen for some time

We’ve secured a number of new instructions across Surrey and beyond from the incredibly exciting Escapade at £950k to a stunning new build at £8.5m, all of which are best in class. We are retained on several new acquisition searches and have been showing rental properties for a retained client at up to £150,000 per month, which speaks volumes about confidence returning across multiple parts of the market

Mortgage rates are coming down, buyer enquiries are up and the market feels wide awake again. In my view, the bottom has passed. Pricing realism from sellers combined with renewed confidence from buyers is creating the conditions for meaningful transactions, not just conversations

We start February with a full book of viewings today across Surrey and the Cotswolds and tomorrow I’m on a viewing tour of over £100m of property with a retained client across some of the UK’s leading private estates. That feels like a gangbusters way to begin the month

If January is anything to go by, this is shaping up to be a very interesting year for UK property. I’d love to know what you’re seeing and feeling in your part of the market
