This week I have spent quite a lot of time with some of the TPO Partners that I had not yet had the chance to personally work with, and it has reminded me exactly why we created our Partnership Programme in the first place

We launched it in January and it is going from strength to strength, of course there are always learnings, things we can improve and areas we can develop, but for me that is part of building something properly, listening, refining and making it better as we go

What I love most is seeing the amount of genuine business being passed between our Partners, the collaborations starting to happen, the events we are building together and the cross pollination across completely different industries, but more importantly than any of that, knowing that when one of our clients needs something outside of our immediate world, we can introduce them to someone genuinely exceptional

The vast majority of our Partners are people I have known for years, many for almost two decades, people and businesses I have worked alongside repeatedly and trust completely, some have become close friends far beyond business, others have longstanding relationships with different members of the TPO team, but every Partner has been chosen for the same reason, they are exceptional at what they do and they care about service in exactly the same way we do

For me, that last bit matters enormously, because any recommendation carrying the TPO name has to feel like an extension of us, I need to know that whoever we introduce is going to look after that person properly and deliver at the level our clients expect

There has always been a running joke in our industry that I have one of the best little black books around, so I suppose this is me finally putting it into practice…

This week alone I introduced my IV specialist to a friend and a landscape architect to a client, which probably tells you everything you need to know about how broad that little black book has become

Today you are ten, Rupert, and I still cannot believe the tiny baby I held in my arms has become this extraordinary boy standing beside me this morning

The first time I held you, something in me changed completely, there was this incredible calm, this enormous sense of responsibility, and a love so immediate that everything suddenly had a new meaning, ten years later you are still my anchor, my truth, my best friend and my reason why, you have my whole world in the palm of your hand, not the other way around

What makes me proudest is simply who you are, not anything you have achieved, your kindness, generosity, emotional intelligence, ridiculous humour, the way you notice people and the way you care, there is nothing you ever need to achieve for me, the boy you are today already blows me away

Life has changed around you, and you have moved through it with a strength and softness I admire more than you know, you have the most incredible mum who loves you beyond measure, and I will always be grateful that she is the person I get to raise you alongside

Then there is us, our world, just us two, our life together has taught me to cook the things you love, sew things back together, slow down, listen better, make choices I never imagined making and find joy in places I once might have missed

It is the private jokes, the conversations in the car, the nights you still want me close, the back scratches, the tickles, the cuddles, the ridiculous laughter and the millions of tiny moments in between that have made our life what it is

You are in every thought, every plan, every worry, every hope and every future I imagine, being your Dad does not begin when you walk through my door or stop when you leave it, you are simply part of everything

These photos are just a handful of my favourite memories from millions with you, and I love knowing we have millions more still to make

Happy 10th birthday my beautiful boy, one day you may read this as a grown man, and if you do, I hope you can feel in every word just how completely you were loved at ten, and know that I will have spent every year since loving you even more

Done Deal… from Australia to St George’s Hill

Yesterday we handed over the keys to Three Oaks and welcomed a brilliant family into their new Surrey home

This was far more than simply finding a house… we were making the acquisition with clients on the other side of the world who were never going to see their new house until the day they moved in… the responsibility was huge

We reviewed more than 60 properties, spent three full days physically viewing homes, carried out first and second viewings, worked both the open and private market and navigated one of the fastest moving markets I have seen in years; it was nuts! We were viewing in the morning and deals were being done that same afternoon

The brief evolved as the search developed, the market taught us quickly what was and was not possible, and when the right house appeared, we moved decisively! From our appointment to act to moving in was three weeks!

BACK TO BUSINESS

Rupert and I had the most magical week in Quinta, hours in the pool, playing padel, playing golf, being silly and just being boys, it was exactly what I needed, even if the reality is that work very much came with me, of course it did

We exchanged contracts on a substantial acquisition in the Cotswolds, spent a full day in meetings with a client we are acquiring a home for in Portugal and I had countless calls, emails and messages with the team and clients throughout the week, not quite the total switch off I might have imagined, but that is the life I have chosen and I feel incredibly lucky that there is so much happening

What mattered most is that Rupert and I still had the best time, he resets me in a way nothing else can, the laughter, the silliness and the time together reminded me exactly what I am doing all of this for and gave me the recharge I so desperately needed

Now I am back, properly back, with negotiations about to begin on one and hopefully two significant deals, the head is clear, the energy is high and the focus is laser sharp

Quinta gave me exactly what I needed, now let’s get to work
