I loved sitting down with Antler for this podcast a few months ago… a chance to share more of how I think, what I’ve learnt and where I believe this industry is heading, alongside some of the more personal parts of my life… I enjoyed sharing that side of things too

There’s only so much you can get into short form content, and I enjoy having the space to explore an idea properly, question things and say what I actually think… anyone who knows me will know I’m rarely short of an opinion

We’re looking closely at the next chapter of our longer form content, and I can see podcasts playing a significant part… I’d love to bring some of the people I know into those conversations too, taking you further behind the scenes… I believe those conversations can go deeper than a polished post or blog, and that’s what interests me

Not everything we market for sale is publicly available; some homes just do not make it to the open market or can not be shown on websites or portals. This incredibly family home moments from central London is a great example

I’m beginning to think Guy Ritchie should be on commission for country house sales…

A few episodes of The Gentlemen and suddenly we all need a better coat, a long gravel drive and somewhere suitably beautiful to open a very good bottle of red. I was fairly committed to country life already, but this is doing absolutely nothing to discourage me!

It has got me thinking about the country house market this autumn and winter. Could a television series encourage people to look at a move to the countryside a little differently? I know it’s driving bookings at places like my favourite, Estelle Manor, and I do wonder how many of those weekends might lead to a conversation about staying somewhere rather more permanently

It’s a funny thought that something we watch on Netflix could influence where we choose to live, but I don’t think it’s particularly far fetched. Buying a home is such an emotional decision. When you start imagining friends around the kitchen table, a proper Sunday lunch at the local and coming home to a roaring fire, you’ve already begun to picture a life there…

And the British countryside in autumn is a fairly convincing sales pitch all by itself!

I’m interested to see whether that enthusiasm turns into viewings over the coming months. Has it got any of you thinking about country life, or have you just bought another jacket?

In the meantime, I clearly need to make a few more countryside edits to feed the algorithm. If that requires a country pub, some decent tailoring and a glass of red, I’m prepared to put the work in….

Exchanged - North End, Midhurst £6,250,000

At 20:20 on Friday evening, we exchanged contracts on North End, Midhurst, within ten working days of agreeing the sale

The most complete modern country house I have seen in recent times, an exceptional buy and a sale I am enormously proud of…

Those ten working days demanded a huge amount from everyone involved. We worked through due diligence, consultation and some incredibly challenging moments under intense pressure. It was tense, occasionally mind blowing and nail biting right to the end. When the call finally came on Friday evening, the relief and pride were considerable

At the very start of our instruction, I told our clients this would be about the art of the deal. So much care goes into how we present and promote a house, but our commitment runs through every conversation, every complication and every decision that follows. Those moments when the pressure rises, when judgement matters and when a carefully handled conversation can change the course of a transaction are where we really come into our own

For me, that is some of the most important work we do. Understanding what matters to each side, knowing when to push and when to give something space, and taking responsibility for finding a way through. I hope our clients felt the value of that first hand

And what clients they were. Steadfast, responsive and utterly committed throughout. Even when things became intensely challenging, they trusted my judgement and worked with us to make it happen. I could do a million more transactions with them. They were, and are, absolutely Grade A. I loved working with them

To everyone who worked so hard to bring this together, thank you. And to our buyers, you have secured something extraordinary. I hope North End becomes the setting for many very happy weekends and memories for years to come

Ona, what a gaff! Photos and videos really do not do this place justice…

I absolutely loved this place

Camiral is one of those resorts I had heard so much about, but until you actually go, stay and experience it properly, you do not quite understand how special it is

Beautiful Catalan countryside, incredible golf, Girona just down the road, five star service, amazing wellness and so much to do, I came away genuinely impressed and I am already heading back soon

I stayed at Ona, an exceptional private villa on the resort and a house The Private Office is now very proudly representing for stays

For golfers, Camiral is pretty hard to beat, and with the Ryder Cup coming in 2031 that story is only getting bigger, but I actually think Ona is just as exciting for families wanting all the ease and service of a five star resort, while having the space, privacy and freedom of their own beautiful home

We have some ridiculously good value weeks remaining in 2026 and availability for 2027 too

And before you look at Ona and assume it is going to cost a fortune, ask me… it might be much more achievable than you think
