Property consultant JLL has downgraded its forecasts for Prime Central London property prices, blaming the war in the Middle East for damaging buyer confidence.

Central London is a discretionary market which is hugely impacted by sentiment, and on that basis JLL believes that prices will fall by 5.5 per cent in central London by the end of 2026.

At Black Brick however, we are seeing our buyers get excited about the opportunity the current market affords them, with many who have dreamed of owning a PCL property believing that now is the time to get the best value.

A recent client first engaged our services in 2008 to find their very first home, and 18 years later they came back to us.

They were searching for a new family home closer to Central London and were very keen to find a house that was in a gated community as security was important for them.

Through our contacts we identified a house that had originally been on the open market but was removed after failing to find a buyer. Thanks to our contacts we were the first call when the sellers decided to relaunch the property at a lower price.

We successfully negotiated the purchase price from £4,500,000 down to £4,200,000 with a further £50,000 reduction secured the day before exchange to take into account the programme of works that our client will be doing to the house, overall saving our clients 7.8% from asking.

While Prime Central London's sellers remain cautious, luxury rentals are quietly on the rise.

For some, they've become the most sensible financial option.

The Black Brick team recently secured a £15 million house in London for a family from New York. While they would have paid £2.5 million in stamp duty to buy the house, it will only cost them £1.7 million (£11,000 a week) to rent for three years.

Fears of the 'Mansion Tax' halted the PCL market for months as buyers awaited clarity about how much they might have to pay to own a home in London.

The reality, announced in November, was considerably better than many had feared. But its implementation may prove to be a longer-term headache.

From 2028 owners of homes valued at £2m-plus will pay an annual surcharge on their Council Tax. The levy will range from £2,500pa for homes worth up to £2.5m up to £7,500pa for homes worth more than £5m.

The tax is also likely to have a major impact on London’s prime rental market, since the Government expects the owner of the property to pay the surcharge, but exact effects on buyers and sellers still remain to be seen.

She attended the annual STEP Los Angeles International Tax & Estate Planning Forum, where she heard insightful discussions from experts advising on the tax, estate planning, and legal considerations involved in global wealth transfer.

Dell was particularly inspired by the forum's “Don’t let the Tax Tail Wag the Dog” panel, moderated by Laura Zwicker from Greenberg Glusker LLP and featuring panellists Jerome Assouline from SVZ - Sekri Valentin Zerrouk and Michael Rutili from Stephenson Harwood.
