Having a CDM process in place doesn’t necessarily mean design risk is being effectively managed.

The CDM Principal Designer should be challenging significant foreseeable health and safety risks while the design can still be influenced - not simply recording them in registers and paperwork.

The earlier those risks are identified and addressed through design, the more opportunity there is to reduce them before they become harder and more costly to resolve.

At Vogans Mill, we were brought in to investigate the external wall build-up as part of the EWS1 process.

Our intrusive inspection uncovered problems with the fire breaks and combustible insulation within the sandwich panels, which meant a programme of remedial works was needed.

We worked closely with the client to manage the whole process, from specification right through to completion, making sure the works ran smoothly while keeping residents in the loop along the way.

A design might work perfectly well on day one, but what about five, ten or twenty years down the line?

Under CDM 2015, foreseeable health and safety risks arising from the design need to be considered beyond construction - including how a building will be inspected, maintained, altered and eventually demolished.

The CDM Principal Designer plays an important role in challenging these risks early and considering whether they can be eliminated or reduced through design, rather than leaving someone to manage them later.

When you’re looking at external wall systems, it really comes down to having the right information in front of you to make confident decisions on compliance and remediation.

We carry out targeted sampling and testing as part of our wider façade surveys. On site, our specialists can often identify materials straight away, and if anything needs confirming, we’ll take samples there and then - keeping disruption to a minimum.
