The Renters' Rights Act takes effect on May 1st.

If you're a London landlord, these 6 changes will affect how you rent your property — starting in less than a month.

→ Section 21 no-fault evictions — abolished
→ Fixed-term tenancies — gone. All tenancies become periodic
→ Rental bidding wars — banned. You can't accept above the advertised rent
→ Tenant discrimination — stricter rules on who you can refuse
→ Property standards — Decent Homes Standard now applies to private rentals with faster enforcement
→ National landlord database — mandatory registration and a new ombudsman with binding powers

We analysed short-let performance across London’s top boroughs this quarter. The results show strong demand, rising rates, and clear opportunities, especially in areas most owners overlook.

→ Rates are up across every top-5 borough year-on-year
→ Camden leads on occupancy at 84% — higher than Kensington
