• 📉 Average new seller asking prices fell by 1.8% in November — roughly £6,589 off the previous month, bringing the national average to £364,833.
• 📊 Around 34% of properties currently on the market have reduced their asking price — with an average reduction of 7%.
• The usual winter slowdown has arrived early, driven by Budget uncertainty, tax changes, and increased housing stock.

📍 So, what does this mean for our local area — Sale, South Manchester & Cheshire?
• Well-presented homes priced correctly from day one are still attracting strong interest.
• Buyers are in a stronger position to negotiate, with more choice and motivated sellers.
