Sellers in March, here is the bit nobody likes talking about.
Of the UK homes that eventually sell, 41.8% find their buyer in the first month.
Not month four.
Not after three price reductions.
Not once the listing has gone stale and buyers start asking, “What is wrong with it?”
The first month is the main event.
That is why “let us try a high price and see what happens” is not a strategy. It is often the beginning of a slower, more stressful sale.
Also, other data also shows 61.7% of homes that exchange and complete (ie: the homeowner moves) did not have a price reduction.
In plain English, the homes that sell cleanly are usually priced properly from day one.
The aim is not to undersell your home. The aim is to launch at a price that makes serious buyers act.
