🔎 Does this look normal to you?

At first glance, it might just look like a standard extraction duct exiting through the roof via a tile vent.

But look a little closer… 👀

The roofing felt around the duct has been cut incorrectly and turned into the roof space.

The felt should be folded away from the loft space and back towards the roof tiles. This creates a neater detail that helps catch any condensation or water ingress and encourages it to run down the roof felt and away from the roof space.

It might look like a small detail, but this is exactly the type of defect that can be easy to miss if you don’t know what you’re looking for.

A blocked drainage system. 😬

During a recent post-completion new build inspection, we checked the external drainage chambers, and found that the drainage system was already blocked.

This is exactly why a thorough post-completion inspection is so important.

🚨 Think an "Award-Winning" site means a perfect home? Think again.

A full, independent snagging inspection was recently carried out at an award-winning Persimmon new-build development in Northampton.

Despite the builder's accolades, our inspection exposed significant, hidden issues that the untrained eye would never see. The identified defects included:

• 🛑 Blocked weep holes (leading to potential damp and brickwork issues).
• 🚪 Fire door gaps heavily exceeding legal safety tolerances.
• 🔌 Incorrect wiring at electrical outlets.
• 🚰 Significant drainage defects outside.

In total, we identified 86 separate items that required attention. A comprehensive, photographic snagging report was delivered to our client so they can easily request the developer to fix every single issue under their warranty.

🔎 Can you spot the THREE issues we found here?

This is why we fill every basin and bath during a new build snagging inspection. 🛁🚰

It might seem excessive, but filling them allows us to check things you simply can’t see from a quick visual inspection:

💧 1. Does it hold water?
We check the plug and waste are working correctly and that the basin or bath isn’t losing water.

💦 2. Is the overflow watertight?
We test the overflow for leaks and make sure the connections are doing what they should.

🔥❄️ 3. Are the hot and cold taps connected correctly?
You’d be surprised how often these are reversed.

And on this particular new build inspection… all THREE issues were present. 😳

🚨 WHAT'S WRONG WITH THIS AIR ADMITTANCE VALVE?

At first glance, it might just look like some leftover packaging and tape…

But this is exactly the sort of detail that can easily be missed during a new build inspection. 🔍

During a recent inspection, we found an air admittance valve (AAV) in the loft space with protective materials and tape still left around the valve following installation.

An AAV is an important part of the property's drainage system. It allows air into the drainage system when required, helping to prevent negative pressure and protecting the water seals in traps.

These valves need to be installed correctly, remain unobstructed and be capable of operating as intended.

Leaving construction materials, tape and packaging around the valve isn't an acceptable finished installation and should be addressed.

It's another example of why our inspections go beyond simply looking around the rooms for cosmetic defects.

We inspect areas that homeowners may never think to check—including loft spaces, drainage installations and the components hidden away above your ceilings.

The things you don't know to look for are often the things you need a professional to find. 🏡🔍

⏱️ How long should a snagging inspection take? 🏡

The honest answer is… as long as it takes.

For a typical three-bedroom property and above, we recommend allowing approximately 4–6 hours for a thorough snagging inspection.

But here's the important part…

Once your inspection is booked with us, that's our day.

We don't book another inspection immediately afterwards, and we don't work to a strict three-hour time limit.

Why?

Because every property is different.

Some homes will have more issues than others, some will require additional investigation, and some simply take longer to inspect properly.

Our priority isn't getting in and out as quickly as possible.

It's making sure we have the time to carry out a thorough inspection and identify as many issues as possible.

Unlike some snagging companies that operate within a fixed time allowance, we don't believe your new home should be inspected against a stopwatch. ⏱️❌

**The inspection simply takes as long as is needed.**

After all, you're making one of the biggest purchases of your life. You deserve an inspection that's thorough, not rushed. 🔍💙
