After a slower summer - higher mortgage rates and political uncertainty kept many people on the sidelines - the search bars are lighting up again.

UK home searches are now 7% higher than a year ago.

That’s the strongest annual increase in 12 months.

And here’s the bit that matters: for the first time since August 2025, searches are up in every region and country of the UK.

📍 South East +8.9%

📍 East of England +8.5%

📍 North West +0.7%

…and everywhere in between.

Sales agreed are still 6% lower than last year. That’s the lag. Early autumn usually brings a fresh wave of activity — and this search rebound is the earliest signal that momentum could build.

Contracts exchanged. Completing Friday 18 September.

Sale agreed 29 May. Sixteen weeks later, we’re there.

Nationally, sale-agreed to completion is running at around 12–16 weeks on a typical freehold - and closer to 22 weeks on some current market measures. This one took 16 weeks through a full chain. Without the chain it would have been weeks, not months.

In between: the daily soundtrack of a chained sale. Calls up the chain. Calls down the chain. Solicitors. Lenders. The other agents. “Just chasing.” “Any update?” “Can we get that enquiry back today?” Then, right at the last minute, a buyer in the chain swapping mortgage rates. Of course they did.

Our own sale actually went smoothly our client had purchased local searches in advance to make the property ready to sell. The hard bit was never our bit. It was keeping every link talking when the natural instinct in a chain is to go quiet and hope someone else sorts it.

That’s the job, one person on it, every day, working the whole picture until it completes.

Ministers have confirmed funding for more than 70,000 social and affordable homes over the next 10 years, as part of an initial allocation of almost £10bn. The funding covers Greater Manchester, the West Midlands, West Yorkshire, South Yorkshire, North East England and Liverpool, with a further £6bn previously announced for London.

England’s housing crisis has pushed record numbers onto waiting lists and into temporary accommodation, putting pressure on the government to speed up social housebuilding.

The scale of need remains stark: 1.34 million households were on social housing waiting lists as of March 2025, and 177,530 children were living in temporary accommodation as of this month.

Of the new homes announced, 60% will be for social rent, but that ambition sits against a recent track record of just over 12,000 social rent homes completed in 2024-25, well short of the 90,000 a year housing charities say is needed to meet demand.
