Contracts Exchanged!

Huge thank you to Peter Vassilis | Hudson McHugh of Hudson McHugh who sold this one within a week of launch.

Being on the other side of the world and selling an asset Andrew has had since we first got together is no easy feat. Yet alone coordinating a light refurb after tenants had been in there for quite some time. Finding the right person to look after it all, made all the difference.

Dear UK Housing Market - Yes, you can do a refurb, style, launch and sell within 4 weeks in Australia. 😅

Something I've forgotten, Australia doesn't have much inefficiency when it comes to the housing market.

//ONTO THE GARDEN



COmmunal garden has now started its (slow) transformation. Starting with blank canvas walls. Primed and first coat on, on a very chalky dimple wall.

Cue plants. Artwork. Signage. Outdoor storage.

It will come together in time.

For now, I enjoy the peace and quiet that comes with painting.

// ONCE A YEAR

My tiger flowers remind me to be present. It blooms for 1 day, once a year. Blink (literally) and you'll miss it.

This was in the morning. By the time the 37 degree heat had it, it was shrivelled.

Sometimes you can be in the thick of it all. Spinning all the plates. But don't forget to look up and check your tiger flowers 😂

We have had a very few weeks this summer with a lot of turn overs! But looks like we are all filled again and flats / rooms are being snapped up fast!

Build a quality product, and the people will come.

// WHAT'S THE BEST THING ABOUT YOUR JOB?

🔑 Handover day.🥳

It's been a long 7.5 months. Lots of unexpected surprises.

From a mould ridden, EPC E dead space with electricity bills that make your eyes water and mushrooms growing out of the wall, to an EPC C with new boiler and brand new everything!

But here we are on hand over day and our incoming tenant could not be happier with her new flat. A fresh start.

To be fair...I would be pretty darn happy to live here too!

Onto the next!

// PROJECT UPDATE

Its been a little while. Slow progress over half term, but absolutely getting there. Bit by bit.

Flat 1 is now at snagging stage and Flat 2 is in full on gutting and first fix mode.

The best bit isn't the end, it's in the thick of it solving all the problems that arise.
