How long have you been with your letting agent? 5 years? 10? 15?

Here's the slightly uncomfortable follow up question. Have you ever actually stopped to ask whether they're still the right fit for you?

Loyalty is admirable, but it shouldn't mean quietly accepting service that hasn't moved on while everything else has. The market's changed, regulations have changed, tenant expectations have changed, technology's changed, and quite possibly your own portfolio has too.

When did you last properly review what you're getting for your management fee? If the honest answer is "I can't remember", that's usually the answer in itself.

We'd be curious to know, has anyone here actually switched agents after years with the same one? How did it go?

Five years is a long time to rent one property, and this review says a lot about why Clara stayed with us the whole way through.

Here's a better question. What is poor management actually costing you?

A tenant issue that isn't dealt with quickly can turn into hundreds, sometimes thousands, in lost rent or repairs further down the line. Poor rent advice might mean you've been quietly undercharging for years without realising. And poor communication has a cost too, even if it's harder to put a figure on, your time is worth something.

❌ The cheapest agent isn't necessarily the cheapest option once all of that's added up.
✅ It's worth looking at the value, not just the percentage on the invoice.
