🌿 Why Outdoor Space Sells

Outdoor space has become one of the most desirable features for buyers, particularly during the summer months.

Whether it's a garden for children to play in, a patio for entertaining friends or simply a quiet place to relax, buyers often place significant value on having usable outdoor areas.

A well presented garden can help create a strong first impression and allow buyers to picture themselves enjoying the property long after the viewing has ended.

If you're thinking of selling, making the most of your outdoor space could help your home stand out in a competitive market.

Speak to the Gilson Bailey team for advice on preparing your property for a successful sale.

☀️ Make the Most of Summer Viewings

Summer can be one of the best times to showcase your home. Longer days, brighter rooms and outdoor spaces in full use can help buyers picture themselves living there.

Simple touches such as opening curtains, tidying gardens and creating a welcoming atmosphere can make a lasting impression during viewings.

The way your property is presented can have a significant impact on buyer interest, so making the most of seasonal advantages is always worthwhile.

Thinking of selling this summer? The Gilson Bailey team can help you present your home at its very best and attract the right buyers.

Understanding leasehold costs before you commit matters! Learn why.

Service charges often contribute towards the upkeep of communal spaces, building maintenance, and sometimes even gardening or external repairs - helping to reduce the hassle and expense of arranging these works yourself. Ground rent is a separate payment made to the freeholder, so it’s important to understand both costs before moving forward.

When viewing a property, ask to see the last three years of service charge accounts to get a clearer picture of annual costs and how well the building is managed. Checking the ground rent review terms early can also help you plan with confidence.

🏡 "When to sell, when to wait?

One of the most common questions homeowners ask is whether now is the right time to move.

While market conditions can play a part, the best time to sell is often determined by your own circumstances. Whether you need more space, are relocating, downsizing or simply ready for a change, your personal goals should be the starting point.

Waiting for the "perfect" market can sometimes mean missing opportunities that are right in front of you. Understanding your property's value and discussing your options can help you make an informed decision with confidence.

If you are considering a move, our team is always happy to offer honest advice with no obligation.

Speak to Gilson Bailey today to discuss your plans and explore your options.

It is with heavy hearts that we said goodbye, to our beloved colleague Lewis Macrae at a beautiful service at GreenAcres Colney Park on Tuesday.

Lewis was fantastic at his role, and always looked the part, often sporting a matching pocket square and tie.

But more importantly, he was a true friend who brought laughter, smiles, and warmth to everyone around him every single day.

Rest in peace, Lewis. You will be greatly missed ❤️

The gap between listing price and sold price tells you everything about local markets! Check market data.

> Some properties sell at or above asking → strong demand
> Others sell below asking → overpricing or slower markets
> Data from Land Registry shows real sold prices 🏡
> Location, condition, and timing all impact the final price

Why it matters:
> Buyers: understand negotiation room and avoid overpaying
> Sellers: price correctly from the start for better results

Check sold vs asking prices in your area before making decisions
