If you've followed the property market recently, you'd be forgiven for thinking it's all bad news. Price reductions. Cautious buyers. Slower markets. The headlines certainly know how to grab our attention.

But because I spend every day talking to buyers and sellers, I see a different picture.

Yes, buyers are taking longer to make decisions. They're negotiating harder, and borrowing costs remain higher than they were a few years ago.

But here's what I think many people are missing...

For buyers, this is one of the strongest markets we've seen for years. There's more choice, less pressure to make rushed decisions and far greater opportunity to negotiate.

And for homeowners who are both selling and buying, the conversation shouldn't just be about the price you achieve.

It should be about your **changeover cost** - the difference between what you sell for and what you buy for.

You may sell for a little less than you hoped a couple of years ago, but if you're buying in exactly the same market, you could save even more on your onward purchase. That's why I always encourage clients to look at the whole move, not just one side of the equation.

The market hasn't stopped. It's simply changed.

Those who understand today's market are often the ones who make the best decisions.
