Kidmore Road is sold. Here's what made the difference.

When the owners of this Kidmore Road home came to me, they didn't just want a sale. They wanted the right sale - the best possible price, with the confidence that it would actually happen.

That distinction matters more than most people realise.

We started with a structured marketing plan and an open house launch - because when both these things are done properly, it creates something most sellers never get: genuine competition. Multiple buyers. Multiple offers. Real leverage.

And it worked. They received several offers over the asking price.

But here's where the story gets interesting.

Winning offers are only as good as the certainty behind them. So we protected the sale with a reservation agreement - a commitment from the buyer that puts real weight behind their offer and significantly reduces the risk of the deal falling apart before it crosses the line.

That’s why I offer reservation agreements on my listings. They help create commitment from both sides and massively reduce the risk of everyone ending up back at square one.

The property market isn’t booming… but it definitely isn’t broken either.

The clearest picture right now is this: there are homes coming to market, buyers are still active, but they’re being more careful about what they’ll pay.

That matters locally because in places like Caversham, where family homes remain in demand, good properties can still sell well - but only when the price and strategy are right from the start.

Across the South East, the market is feeling the pressure of higher mortgage rates, cost-of-living concerns and wider global uncertainty. Buyers are taking longer, negotiations are a little sharper, and sellers who launch too high are often having to adjust publicly.

But this is not a panic market.

Sales are still happening. Deals are still sticking. Prices are broadly steady. The market is simply more selective.

My advice? Don’t rely on wishful pricing or “let’s just test the market.” In this climate, honest advice, smart presentation and a proper launch strategy matter more than ever.

Caversham buyers are still there, but they’re informed, cautious and looking for value.

And that’s exactly why local knowledge matters. 🏡
