🏡 Five years, two dismissed appeals, and on the 11th of September, planning permission..

A tenth of a hectare of scrub on Stock Road. Green Belt. Everyone had written it off..

Refused in 2021. Appealed, dismissed. Applied again, dismissed again..

Not a village, said the first inspector. Not previously developed land, said the second..

But neither refusal really turned on the scrub. Both turned on weight..

Self build need was only ever given moderate weight, because nobody had proved the council was short of plots..

So we went looking. And the council had already admitted the shortfall twice, in its own published documents..

That is the whole thing. Green Belt only gives way where unmet need is evidenced, not argued..

Once it was evidenced, the golden rules never engaged. One house on a tenth of a hectare is minor development..

Outline permission for one self build home. Access, layout and scale approved. The design is still open..

Same plot. Different rule book..

Same plot, same footprint, same pair of detached houses. Everything above ground is still open.

Stone with clipped yew and a gravel forecourt. Red brick with an orchard behind. White render with drifts of grasses and a sunken terrace. Silver timber with living walls and trees front and back. ✨

These are concept designs rather than finished schemes. On a plot like this the design belongs to whoever takes it on, so treat them as starting points, not decisions.

Hands up, this one was a little while ago now.. but we never gave The Grange its moment, so here it is.

East Grinstead, Sussex. One detached four bedroom chalet bungalow, built on the plot next to the existing houses and sitting into the street scene as though it had always been there.

The site plan is where it started.. the tree line kept, the driveway sweep set out, and an outline where the previous building stood.

Always a good feeling to look back at a drawing and know someone is living in it 🌿

Autumn suits this corner of Sussex 🌿

We were back at Fairfield Cottage. Cross in Hand does this time of year very well.. hedgerows turning, low light coming through the trees, woodsmoke by four o'clock.

Two plots here, both self-build, which is the part people scroll past when they see a piece of land.

A preview of where the design is heading.. barn forms, brick and dark timber, big glazing at the gable ends, four bedrooms across roughly 1,800 sqft. Built warm from the start, which is the bit you notice in November rather than July.

Heathfield minutes away, the Downs and the coast close by, London about an hour on the train. Plenty of pubs with fires in between 🤍

🏡 Three Households, Chalfont St Giles.. a walk through the concept.

Front door to the last drone shot — the hall and its curved stair, the kitchen, the formal living room through the stone arch, the study, the gym, the garden at dusk.

Three detached five-bedroom homes, each on its own 0.4 acre plot, in a Buckinghamshire village with a historic high street, a green and a proper community feel.

Chalfont & Latimer is thirty to forty minutes into London on the Met line or Chiltern, with the M25 and M40 both close by.

Every frame here is concept design.. nothing is built yet. It's a way of walking through what these plots can carry before a single foundation goes in.

Concepts are where a scheme starts, not where it ends. The buyer takes it from here and shapes it around how they want to live 🌿

🏡 First light at Three Households.

Mist still lying across the lawn.. the sky turning from grey to gold behind the oaks.

A house that sits low and quiet in its trees. White render against natural slate, a stone garden room opening onto the terrace, and a long stretch of still water beyond it 🌿

One or two lamps on upstairs. The rest of it still asleep.

Before a single line gets drawn, we spend proper time on the land.

Where the light falls. Where the mature trees sit. Where the ground holds water in winter.

The drone tells us the rest.. how a plot sits in its lane, how far back a home should sit, whether the land wants one house or several 🌿

The ecology comes first. Hedgerows kept, meadows left to do their thing, habitats mapped long before anything moves.

Then the design follows the landscape, rather than the other way round.

Same three plots, a different character entirely. Where the first was warm
and traditional, this one is pared back.. white render on a dark stone
plinth, slate above, black-framed glazing running the full height of the
gable. ✨

A living roof over the garden room that thickens season by season. Pale
gravel to the parking, close-boarded timber to the boundaries, and still
water set into the lawn so the whole house arrives upside down in it on a
quiet evening..

We've drawn it as it would look twenty years in, not on handover day..
render softened, timber silvered, the planting grown up around it.
Materials that age rather than date.

🏡 Three plots. One of the most connected corners of Hertfordshire.

The Drive sits a short walk from Rickmansworth station, town centre one way and open Hertfordshire the other. Three generous self-build plots across a third of a hectare, each home around 300 sq m with private gardens, garaging and off-street parking. ✨

What we didn't do here matters as much as what we did. The mature specimen oaks stay, and new oak and beech go in alongside them, transplanted at full height so the setting reads as established from day one rather than in twenty years' time.

Because these are custom-build, the architecture is yours to shape. We handle the groundwork, the access, the planning and the landscape .. you decide what the house becomes.

Imagine coming down the driveway on a warm evening. Gravel under the tyres, the porch lanterns already on, the windows glowing before you've even parked. Through the door, and the whole back of the house opens onto the terrace with the Chiltern fields going soft behind it..

Three plots at Chalfont St Giles, 0.4 of an acre each. Five bedrooms, detached, garaging and off street parking, and a garden that runs straight out into the countryside.
