🏡 Does a better EPC rating mean your home is worth more?
At first glance, you might think so.
Looking at millions of UK property sales since 2007, homes with an EPC A rating averaged £465,653, compared with £324,941 for EPC C.
But here's where it gets interesting…
Homes rated F averaged £425,952: considerably more than those with several better energy ratings.
Why?
Because your EPC is only one part of what makes your home valuable.

Many A-rated properties are modern new builds, while some of Britain's most desirable period homes have lower EPC ratings but are larger, rarer and in premium locations.
So improving your EPC can make your home more energy efficient, but it doesn't automatically mean a specific increase in value.
Property values are rarely that simple.
