What a Reinstatement Cost Assessment actually tells you.

An RCA doesn't tell you what your building is worth. It tells you what it would cost to rebuild it, from the ground up, in today's market.

With UK construction costs being so volatile, an RCA that's three years old could be materially wrong. If you are under-insured and a loss occurs, insurers may only pay out a proportion of the claim. Conversely, over-insurance is a quiet drain on your cash flow every renewal cycle.

Although RICS guidance generally suggests a review every three years, when markets are this volatile, it could be worth an assessment to check accuracy. If your last assessment is more than two years old, it's worth a conversation.

That's not a scare tactic. It's a data point. Construction costs have fluctuated significantly over the past 24 months. If your Reinstatement Cost Assessment hasn't kept pace, your insured sum almost certainly hasn't either.

The risk cuts both ways:

Under-insure and you're exposed to a significant shortfall during a claim.
Over-insure and you're paying premiums you don't need to.

A current, accurate RCA is the fix.
