Well, England certainly showed last night that strategy matters.

The first half wasn't quite going to plan, but credit where it's due changes were made, the approach adapted, and the result spoke for itself.

It actually reminds me a lot of selling a home.

Sometimes a property comes to the market with the wrong strategy.

Perhaps it's overpriced.

Perhaps the marketing isn't creating enough interest.

Perhaps it's simply not being exposed to the right buyers.

The mistake isn't getting it wrong initially.

The mistake is continuing with a strategy that clearly isn't working.

I'm delighted to share that this fabulous multi-generational home is now officially under offer.

This was never a property that would appeal to the mass market, and that's exactly what made it so special. With a substantial family home, a two-bedroom annex and land, it needed to be seen by the right buyers rather than all buyers.

One of the most rewarding parts of what I do is helping people move on to the next chapter of their lives, and today marks exactly that for both the sellers and buyers of this beautiful home.

My sellers are now heading off to pastures new and the next exciting stage of their journey, whilst the new owners have collected their keys and can begin creating memories in what I'm sure will be a very happy home for many years to come.

I keep hearing the phrase from sellers who are on the market and they are being told by their agents "the market is quiet."

The reality? The market isn't quiet, it's changing.

A quick look at Rightmove over the last 24 hours in NG34 shows 6 property movements... and every single one was a price reduction.

What does that tell us? Not that buyers have disappeared, but that the market has shifted and expectations need to shift with it.

The positive news is that these changes affect the whole market, making everything relative. If you're buying and selling at the same time, you're moving within the same market conditions as everyone else.

The key is understanding where the market is today, not where it was six months ago. Price correctly, launch with a clear strategy, and there are absolutely buyers out there ready to move.

This is not the type of market where you can simply list a property and hope for the best. This is a market that rewards strategy. From pricing and presentation to launch tactics and buyer engagement, every part of the process matters.

The properties that are selling aren't necessarily the best homes they're the homes that are positioned correctly, marketed properly and supported by the right strategy.

📈The latest UK inflation figures show that the annual rate has fallen to 2.8% in April, down from 3.3% in March and below the 3.0% that many economists had expected.

Whilst inflation remains something we all keep an eye on, this latest reduction is an encouraging sign that the wider economy continues to move in the right direction.

So what does this mean for the property market?

Lower inflation can help create greater confidence amongst buyers and sellers, while also increasing the likelihood of further interest rate reductions in the months ahead. For those considering a move, this can often translate into improved affordability and renewed activity across the market.
