🏡 AIP vs Mortgage Offer — what’s the difference? 🤔

If you’re buying a home, you’ll probably hear both terms along the way… but they’re not the same thing! 👇

💚 AIP (Agreement in Principle)
Gives you an indication of how much a lender could be willing to lend you. It’s a great starting point and can show sellers that you’re serious — but it’s not a guarantee.

🔑 Mortgage Offer
This comes later, after your full mortgage application, financial checks and the lender’s valuation of the property. It confirms what the lender is prepared to lend, subject to the offer’s terms and conditions. ✅

💡 The simple version:
AIP = what you could borrow
Mortgage Offer = the lender formally confirms the loan 🎉

It’s easy to get caught up imagining where the sofa will go or how you’ll decorate… but a viewing is also your chance to find out what’s really going on behind the scenes. 👀

Make sure you’re asking things like:

🏠 How old is the property, and have there been any extensions or alterations?
⚡ Has the property been rewired? If so, when?
🔌 Where is the fuse box/consumer unit, and how old is it?
🔥 When was the boiler last serviced or replaced?
💧 Are there any signs or history of damp, leaks or flooding?
💷 What are the typical utility and running costs?
📄 Is it freehold or leasehold? Are there service charges or ground rent?
⏰ How long has the property been on the market?
🚚 Why are the current owners moving, and is there a chain?You’re making a big investment, so there really is no such thing as a silly question. 💚
