Viewing more properties for clients this week so thought we’d share more tips on what to look out for before placing your offer price 🏡 🔎👀

🔹Spend some time standing outside the property, in front and at the back.

🔹Look up at the chimney, flashings, guttering, brickwork, windows (there’s more to list)

🔹This particular property has a significant issue - can you see what it is? 🤔
Yup, the lower window has no lintel and you can see the brickwork on top bowing, which in turn could effect the rest of the wall and top floor 😱🔨

It’s an easy fix but if you didn’t factor in the cost of the work and adjust timeframes accordingly, it can create unnecessary delays to the project.

This is just one of the issues that a property can have ⚠️

This was one of the most shocking viewings we’ve ever attended 😷🤢

✔ Mushrooms growing through the carpet

✔ Waterlogged flooring

✔ Toxic mold fumes in the air

To the untrained eye, it might look like a total write-off.
