Property development is a team sport.

You can find the deal, raise the finance and have the vision, but ultimately, the success of a development can come down to the people you surround yourself with.

In this week’s episode of Clapson & Howard Property Unfiltered, Ritchie Clapson and I discuss who you actually need on your development team, including architects, project managers, quantity surveyors, contractors and planning consultants.

We also get into some of the mistakes we see developers make:
-Trying to project manage a development themselves when they don’t have the experience.
-Choosing the wrong contractor.
-Handing too much control to a contractor through design and build.
-And, of course, using the right contractors, without paying too much, or even more dangerous, not enough.

My view after 45 years in property is simple: surround yourself with people you can believe in and trust.

But remember, you’re still the captain of the ship.
