The Advanced Rent Option (ARO) is a service provided to landlords in England and Wales that offers Quality Property Management along with guaranteed full market rent paid a year in advance at no extra cost. The government just confirmed something every UK landlord needs to know. 🚨

As of 9 September 2026, the Government has officially announced the rollout of the mandatory Private Rented Sector Database.

Here’s what’s happening:
📅 15 December 2026 — rollout begins in the West Midlands
🗺️ Region by region — other areas follow monthly across England
📋 14 November 2027 — final registration deadline for properties in the South West, completing the national rollout
💷 £65 per property, per year — mandatory annual registration fee
⚠️ Up to £7,000 civil penalty for breaching the registration requirements
⚠️ Up to £40,000 civil penalty, or criminal prosecution, for offences including knowingly or recklessly providing false or misleading information

And here's the part most landlords haven't clocked yet:
Tenants will be able to see whether their landlord is registered and compliant. Non-compliance won't just cost you financially — it could cost you tenants.
