Well, well, well… you don’t know what you don’t know! 🤯🏡

Yesterday I did a 1-to-1 property mentorship 💪💪something I haven’t done for a while 🥊and I absolutely LOVED it.

This lovely guy had a massive chunk of money tied up in a property that was effectively earning him nothing. He simply hadn’t realised what he already had sitting there.

So we spent the day building a proper 2-year plan.

🏡 Target: 6 properties
🎯 2 different strategies
👀 Viewed real properties
💷 Best-case AND worst-case cash flow
📈 Equity now and potential equity later
🤝 Using other people’s money responsibly and planning how it gets repaid
🔨 Understanding open-market deals AND auction deals — and when to use each strategy
🧭 A potential route towards around £3,400 pcm after tax, subject to the deals, finance, tax and professional advice.

Property isn’t easy and there are no guarantees. But having a PLAN and a SAT NAV makes one hell of a difference.

Don’t get distracted.
