How hands-on do you actually want to be? Be honest. 🕒

Plenty of people buy a property for the income and end up with a second job. Chasing trades, taking calls about boilers, keeping on top of certificates, running viewings on a Saturday.

There is nothing wrong with doing it yourself if you want to. The mistake is pricing your own time at zero and calling it a return.

A refurb is finished when the snag list is empty. Not when the last van leaves. 🔨

The difference is a week of small jobs nobody wants to do. The door that catches. The silicone that was never quite tidy. The socket that got missed.

Tenants notice every one of them on the first viewing, and a valuer notices them too. Finishing properly is the cheapest bit of the whole project and the one most often skipped.
