“Softer” market = less demand 🏠

Yes, there are more homes for sale in Wallingford than there are active buyers. So there is less demand.

It doesn’t mean the market is crashing it just means that there is a lot of choice and buyers have lots of time to make decisions.
This is completely opposite to the Covid market where homes were selling before they were even advertised!

It’s definitely important to note though, that whilst August was softer, Zoopla have reported an increase in buyer search online but sellers must consider than mortgage rates have gone up a little again so for someone who could borrow
£200k at the start of the year can now borrow £182,000 if they want to keep their monthly repayment the same amount. This means they have 18k less to play with. Ouch for them and this is going to shape their decision making process 💰

Testing the water might seem like a good idea, but it can actually make it so much harder to sell….

You may think “I’ll pop it on the market at a higher prices, see what happens and then adjust the price if necessary”

But the housing market in Wallingford doesn’t work that way.

Those first few weeks are critical… your home will be fresh on the market, fresh stock attracting buyers who have plenty to choose from.

Don’t let your home sit on the market whilst others which are priced properly are attracting your precious buyers.

I do feel like a bit of a stuck record with this one, as it has formed the main part of the messaging this year, but pricing realistically from day one really matters more than ever if you are serious about moving!

The current market simply doesn’t reward sellers who want to try the ‘test the market approach.’

As someone who is Wallingford born and bred it’s very easy to tell people what’s so special about it.
