📊 OX10 market supply: what does 12.5 months of inventory actually mean?

There are currently a lot of homes for sale in Wallingford and the surrounding OX10 villages compared with the number selling each month.

At the current pace, if no new homes came to market, it would take around 12.5 months for the existing stock to sell. So yes we are firmly in a buyer’s market.

For sellers, this means strategy matters more than ever. Buyers have choice, and they are comparing everything: price, presentation, condition, location, garden, parking and how much work a property needs. That doesn’t mean homes aren’t selling. They absolutely are.

But the homes that are moving are the ones that feel well priced, well presented and clearly marketed from the start.

For buyers, it means you may have a little more breathing space and more room to negotiate but the best homes, priced properly, will still attract interest.

So the takeaway?

Buyers have choice. Sellers need strategy and good homes still sell when they are positioned properly.

🤍 Why I love being an estate agent?

People often see estate agency as simply selling houses but really, it is so much more than that.

One of the things I love most about this job is the variation. No two homes are the same. No two clients are the same. No two moves are the same.

Every sale has its own story, its own challenges, its own emotions and, let’s be honest, usually a little bit of chaos thrown in for good measure.

But that is also what makes it so rewarding.

Moving home is one of life’s big moments. It can be exciting, emotional, stressful, overwhelming and everything in between... sometimes all in the same day!

Being able to help people through that process, to guide them when it feels complicated, to calm things down when it gets stressful and to help keep everything moving forward is genuinely one of the best parts of the job 😍

🤩 And then comes the moment when exchange happens.

The relief.
The excitement.
The “we actually did it” feeling

And completion day, when everyone finally gets to step into the next chapter.

That is the bit I love.

Yes, estate agency is about marketing, negotiation, strategy and process.

But at the heart of it, it is about people and being trusted to play a part in such an important moment in someone’s life is something I will never take for granted.

🖥️ Will AI replace estate agents? Good question.

In my opinion? No, I don’t think it will.

AI is an incredibly valuable tool and, used well, it can absolutely help agents. Particularly with admin, systems, content ideas, processes and the many back-office tasks that sit behind the scenes.

But it won’t replace the human nature of this industry.

Estate agency is, and always has been, about people.

🤝 It’s about relationships.
🔓️ It’s about trust.
😄 It’s about understanding motivation, emotion, timing and circumstance.
📞 It’s about knowing when to push, when to pause and when to simply pick up the phone.

AI can support an agent but it can’t sit with a seller who is making a huge life decision.

❌️ It can’t read the room on a viewing.
❌️ It can’t negotiate with empathy.
❌️ And it can’t replace the value of local knowledge, human instinct and genuine care.

Estate agents should use it carefully, intelligently and honestly.... but at its best, agency is still about people working together to achieve the best result.

Ever heard an Agent say “The market does what the market does” and wondered what on earth are we talking about? 🫠👇🏻

The property market is cyclical. Sometimes it favours sellers, like the post-Covid market when demand was high and buyers were competing hard. Sometimes it favours buyers, which is much closer to where we are now; more choice, more caution and far more focus on value.

A lot of that is shaped by things none of us can control: mortgage rates, cost of living, confidence, government policy and what’s happening in the wider world.

But that doesn’t mean you just sit back and hope for the best.

🏡 If you’re buying, getting yourself into a strong, proceedable position matters whatever the market.

🏡 If you’re selling, your strategy matters even more right now; Price, presentation, timing and marketing all need to work together from day one.

You can’t control the market… But you can control how you respond to it and in this market, strategy is everything.
